Strange, though, how the new development wasn't forced to somehow "fit in" with the style old condo building the way that so many other projects are criticized.

It's gonna be miserable for that strata building during the demolition of the adjoining concrete structure as the jack-hammering is gonna be delicate to separate the strata from the mall as it's a contiguous structure, not to mention all the ensuing construction noise and vibration that will follow for years after. It's entirely possible that halfway through redevelopment of the mall that the remaining holdouts do finally decide to sell after realizing what their life will be like in the middle of that mess. Though sadly the developer will take advantage and not give them the same amount as before the project started. There is potential for a final tower being built where that strata is in the future.

I'd argue that forcing the developers to completely change their plans and permanently build around the property instead of through is a "no backsies" kind of decision.

Same thing with strikes and court settlements; the longer you hold out, the worse the terms get.

Thanks to our civic engagement, Darren and I have seen a lot of Vancouver, including many different event rooms and venues. However, nothing compares to this one for the newest set of towers proposed for the Oakridge Centre. When Darren told me to message him when I arrived so I could find him more easily, I thought he was just teasing me about my sense of direction.

Admittedly, I sometimes take a few moments to find our car in a mall parking lot, but the Oakridge Centre is not that big; all I had to do to find this event was go to the old Zellers location. Clearly, I had forgotten the development partnership behind the project had turned that space into their sale’s centre.

As I followed the info boards through a twisting corridor, the smell of scented candles filled the air. Soon I was transported into a large room that you really had to see to believe. It was part West Coast rainforest combined with a Lego instillation, fashion designer stall, and a life-sized home, complete with the project’s custom balcony pods.

Damn what a show. You'd think more people would start doing this sort of thing? Or is this just Westbank sparing no expense?

Yeah, when your starting price starts at $800K and ends at $5.7M, you're firmly in "luxury dealer" territory. This is the bare minimum they need to court potential buyers.

just heard from RBC that oakridge has signed a new lease to them to at least 2028, which means it will not start construction until 2028.

^ The office towers are only being updated, not demolished, so that's not surprising, and wouldn't affect the planned construction work of the larger site.

Construction on the project has already begun with site prep eg, the filling in of the traffic tunnel on 41st, drilling for the geothermal energy exchange in the parking lots, and changes to the mall interior. I believe the first phase of the development, the towers along Cambie and 41st, are set to complete in 2022/2023.

By 2028 all construction should be completed.

re the presentation centre, they seem to have a gift store in it where you can buy candles and some design books.

Also, Aritzia used to be there as well. They moved to another part of Oakridge where Eddie Bauer used to be.

It seems as if the developer is urgent to move some higher priced units

None of the units come with parking as LCP, just valet parking and self parking is not allowed.

Two weeks ago, one of our agents said Westbank is setting aside 40 stalls for a 10 year leasehold at a cost of 100k only with the option only available to higher priced units; three days ago, was now told that the developer will be offering the ten year leasehold to the unit we were in discussion with (we aren't interested in it btw, especially not at 4k psf and it's a combo unit)

Two days ago, we were told the developer would like a counter offer, any number will be entertained and the agent said to write in any change work orders.

We aren't interested and know this offer won't be accepted but just curious to see what they will counter back at; offered at 55% off asking with the inclusion of a 2 car private garage, additional stall, 200 sq ft cellar with plumbing + electrical like in Vancouver House (agent said they can make modifications to include storage rooms like that), 2 bike lockers; they are also willing to redesign floorplan within structural constraints and are willing to relocate plumbing and electrical.

Curious to see what they will counter at if at all and if any of you guys are interested in the project (personally I find the prices ridiculous) but if you don't, you should be very aggressive with your offers

Valet parking? Exactly how many CEOs and celebrities are they expecting to move into Oakridge?

better question, why do they think these people even want valet parking? i know family friends with a Rolls Royce and they do everything possible to never let valet's touch their car.

what is this stereotype thinking rich people don't like parking/driving their own cars? it is like the stereotype that rich people always wear expensive suits and fancy clothes. once again, not at all true.

terrible, terrible idea. i would never let a valet touch my car, no matter the make/model.

Valet parking can have a role for public/commercial parking, as opposed to personal dwelling/office parking. JetSet Parking at YVR is a good example, you drop off your car at a valet station with your pick-up date/flight information, and staff then strategically park the cars in far greater density than would be the norm for owner-driven vehicles.

I could see something similar be used for retail parking, albeit with greater ability for staff to retrieve vehicles since customers won't necessarily have fixed pick-up times.

Are they for real?!

At the prices they're charging for the units they expected residents to hop on the Skytrain to go for dim sum in Richmond? I'm surprised such a slick outfit as Westbank would misread their clientele.
