Probably just referring to the building that housed the former Maricopa EPA offices getting redeveloped I'm assuming? Didn't know they planned on adding 2 more levels of parking though.

Empire to Break Ground Soon

Groundbreaking is set for April. Looks like the name is Aspire again

Quote:
Scottsdale developer to embark on second downtown Phoenix apartment tower

By Angela Gonzales – Senior Reporter, Phoenix Business Journal
Mar 3, 2019, 9:30am MST Updated Mar 4, 2019, 10:24am MST

The Scottsdale developer of the Stewart Apartments — a 312-unit, 19-story high-rise apartment tower in downtown Phoenix — is about to embark on another tower nearby, just as its parent company is working on another custom homes project in Arcadia.

Geoff Jacobs, principal of Aspirant Development LLC, a division of Scottsdale-based Empire Group, said he expects to break ground in April on a 17-story, 254-unit project called Aspire. He estimates it will cost about $80 million to develop.

The project will be at Third Avenue and Fillmore Street, about half a mile from the Stewart, 800 N. Central Ave.

The Stewart, which is costing about $81 million to develop, is expected to be finished in about 60 days, he said.

"We're big believers in downtown Phoenix," Jacobs said.

Both projects are luxury apartments, similar to the finishes, appliance packages and lighting amenities found in condominiums, he said.

Jacobs said he expects the Aspire apartments to be completed during first-quarter 2021.

Jacobs also is busy with a couple of other projects in downtown Phoenix, including renovations of two warehouses south of Talking Stick Resort Arena. Scientific Technologies Corp. moved its headquarters from Scottsdale to one of those buildings at 411 S. First St. That 26,000-square-foot building cost about $7 million in renovations, he said.

The other warehouse, at 402 S. First St., is about 18,000 square feet, and will house Urban Axes, a bar where customers throw axes at targets. Opening this summer, Urban Axes will take about half that building, with the remainder dedicated to office space. That renovation project is about $5 million, Jacobs said.

Financing for all these projects comes from various out-of-state lenders, including banks and debt funds, Jacobs said.

New homes in Arcadia

Meanwhile Aspirant's parent, Empire Group is investing about $28 million to develop 44 semi-custom homes on a 10-acre parcel in the Arcadia area of Phoenix, said Rich Zacher, a principal with Empire Group.

Called the Villas at Baker Park, that luxury community once was home to Baker's Nursery near 40th Street and Osborn Road.

Homes range from 2,100 square feet to 4,500 square feet and are priced from $950,000 to $1.3 million.

In January 2017, Empire selected Walt Danley Realty LLC to broker the Villas at Baker Park, but has parted ways with Walt Danley and turned to Russ Lyon Sotheby's International Realty to sell the project, Zacher said.

Of the 44 homes, there are 10 lots remaining, seven speculative homes under construction and three homes available for immediate move in.

"We think we'll be sold out by the end of this year and built by the first quarter of 2020," Zacher said.

Did you mean Cambria or are you referring to the Canopy Hilton in Tempe?

Midtown continues to impress with sale of the Phoenix Cooperate Tower. No word on if they plan to do any further renovation.

Balfour Pacific Snags First Metro Phoenix Acquisition in Resurgent Midtown Office Market

Phoenix, Ariz. – The investment sales team of Chris Toci and Chad Littell of Cushman & Wakefield, supported by the agency leasing team of Dave Carder and Scott Boardman, successfully closed the sale of the iconic Phoenix Corporate Tower. In its first Phoenix investment, Balfour Pacific Capital Inc. of Vancouver, B.C., Canada acquired the 457,893-square-foot (sf) high-rise for $42.34 million.

The 25-story building, located at 3003 N. Central Avenue in Midtown Phoenix, features 17,800 sf floor plates that boast some of the metro areas most stunning views. Developed in 1964, Phoenix Corporate Tower has been upgraded and renovated multiple times since being built more than five decades ago. Recent improvements include conference facilities, a 180-seat auditorium, training rooms, a tenant lounge, collaborative work space and a newly renovated courtyard.

The Phoenix office of Ryan Cos. is managing Phoenix Corporate Tower, which was 66% occupied at the time of sale. Carder and Boardman have been leasing the project and assisted in securing leases for more than 240,000 sf of the tenancy since 2012.

“Anchored by the Department of Child Safety (DCS) in 130,000 sf, the acquisition of Phoenix Corporate Tower is an excellent entry opportunity for Balfour Pacific into the Phoenix market. Balfour Pacific is well-poised to capitalize on the extensive renovation program undertaken by previous ownership,” said Toci.

Located in the heart of Midtown Phoenix, Phoenix Corporate Tower is just 100 feet from the Metro Light Rail and across the street from Park Central – the 17.4-acre landmark property currently under redevelopment. The areas significant growth includes new rental housing, restaurants, entertainment and retail shops.

“The gentrification currently underway in Midtown is nothing short of spectacular and Balfour Pacific has hit the Midtown bullseye,” said Littell.

Some Restaurant newcomers seems like some good spots: https://downtowndevil.com/2019/04/02/954...n-kava-hot-dogs-and-instagram-ice-cream/

Tropical Drink stand, Ice Cream Parlor among others

Arturo’s Diner

Where: 924 E. Roosevelt St. (10th and Roosevelt streets)
Hours: Sunday-Thursday: 5 p.m.-10 p.m.; Friday/Saturday: 5 p.m.-12 a.m.
Menu: rooseveltdiner.com
Pricing: Averages $5-$10 per item

Arturo Garcia has been serving hot dogs in parts of downtown Phoenix for almost 30 years. Now he’s taking his dog-making enterprise to what used to be to Roosevelt Diner, also remembered as Welcome Diner’s original location. Garcia is originally from Hermosillo, Mexico, which he has dubbed the “Sonoran hot dog capital.” With time living in Chicago as well, Garcia knows a thing or two about hot dogs. Another secret to the new joint’s menu: Every hotdog, from the “L.A. Giant” to the “Nothing New York,” is based on a dog Garcia and his wife, Mara, ate in that city. Dedication, my friends.

Lacuna Kava Bar

Where: 821 N. Third St. (Third and Garfield streets)
Hours: Monday-Thursday: 10 a.m.-10 p.m.; Friday/Saturday: 10 a.m.-12 a.m.; Sunday: 10 a.m.-8 p.m
Menu: www.lacunakavabar.com/menu
Price: $4-$10

The Lacuna Kava Bar’s Citrus Funk drink. (Photo Courtesy of Lacuna Kava)
This is not your average bar. For starters, this 18-and-up establishment serves no alcohol, so rejoice, my underage Arizona State University students. The signature drink, Kava tea, comes from the root of a Polynesian shrub. It’s still a popular drink in Vanuatu, Fiji, Tonga and Hawaii. The drink produces a mellow and relaxing buzz lasting a few hours. Drink it with coffee. Drink it with pineapple juice. Get it frozen in a kava colada. Bula!

Monroe’s Hot Chicken

Where: 45 West Jefferson St. (First Avenue and Jefferson Street)
Hours: Monday-Saturday: 11 a.m.-4 p.m.’
Menu: www.monroeshotchicken.com
Price: $10-$14 for a main plate

According to the Arizona Republic, Monroe’s Hot Chicken will focus exclusively on Nashville-style spicy chicken. They’re not kidding about spicy, either. According to the menu, you’ll have to sign a waiver before selecting their hottest option, appropriately called “What the Cluck!” Larry “LoLo” White, owner of the LoLo’s Chicken & Waffles chain of restaurants, is spearheading this new endeavor, which is already receiving glowing (or should we say … searing?) reviews.

Coming soon:
Fatty Daddy’s

Where: 888 N. First Ave. (First Avenue and Roosevelt Street)
Hours: TBD
Menu: fattydaddys.com (Scottsdale location)

Although details are still up in the air, it’s confirmed this Scottsdale-based gourmet ice cream parlor is planning a Phoenix expansion this spring. Serving photogenic scoops, macarons and cookies straight from an Instagram page, Fatty Daddy’s also prides itself on its (almost famous) Cookie Cups. One thing’s for sure: Roosevelt will be getting a little sweeter.

Noticed this week: The fences around the vacant lot on the southwest corner of Central and Camelback have finally come down. This is months after pedestrian paths were built providing a more direction connection between the light rail platforms and the corner. According to what city staff told me, the developer was waiting on wayfinding signs that have still not been installed. I guess the developer decided not wait any longer. That makes sense since most people traversing that lot know where they are going; they just need a more direct route. Unfortunately, I think development at that site is still years away, but these are minor improvements to a long-neglected corner.

https://azbigmedia.com/barker-pacific-group-acquires-phoenixs-city-square/

Hopefully we get to see some retail pop up now with the hundreds of apartments going up withing a walking/driving of this complex

The retail here has been empty for as long as I can remember.

In a joint venture with Iron Point Partners, LLC, Barker Pacific Group (BPG) has acquired City Square, a three-building, 736,809 SF Class A office complex in Phoenix, Arizona. Offering panoramic views of the Phoenix Skyline and Camelback Mountain, the project is among the major Class A office properties on the Central Avenue Corridor. City Square is comprised of three office towers, two street-level retail buildings, and a shared plaza.

“We’re excited to announce our ownership of City Square,” said Michael Barker, BPG’s Managing Director. “We look to rebrand and enhance the overall appeal of the property – not just for the tenants, but for the Central Avenue Corridor as well. Our investment strategy is like that of the Mesa Tower project, where we are currently seeing positive results.”

After Mesa Tower, which was acquired in 2017, City Square marks the team’s second foray into the Phoenix area in just as many years.

“We are very excited about this acquisition and are confident that our team can successfully execute our business plan,” said Michael Barker.

The project leasing team is comprised of Brett Abramson, Chris Beall, and John Bonnell of JL

City Square

Del Webb originally envisioned this as a Rockefeller Center. It would be nice if the new owners could take it more to that level and build more high rises higher then what's even there now, add condo's, apartment's, and retail and last but not least a major draw like a large permanent ice skating rink (indoor-outdoor) with removable roof or something and or a totally big league water element that would attract people like flies. Come on new owners, go hard or go home!!!

Speaking of the Rockefeller Center, I think it's time for Phoenix to have an observation deck. I'm not so sure we should do it like the Pin proposal a few years back but maybe on the roof of a new high rise. Preferably in between downtown and midtown like Roosevelt Row for example. Just wishful thinking.

The Pin was the right idea, just not high enough and in the wrong location (and kind of a bland design). I'm hoping with the huge growth that is occurring in Downtown/Midtown right now and with the rapid influx of residents, an observation tower is not far off. Wondering if True North could step up to the task? C'mon Vento!

I've always liked the design of The Pin. Maybe I'm underestimating the draw from the Convention Center, but I'd like to see an observation tower closer to the arts/museum district. Bridging the gap between the Downtown and Midtown skyline would provide a better view of (renovated) Hance Park and the entire valley. I feel like you'd get too much 'South Phoenix view' from the originally planned location. Wishful thinking, but it would be cool to get one before the Super Bowl

In a city with this many beautiful mountains that are accessible for viewpoints it seems silly to spend money on a building that has a sole purpose of letting people see a view that's inferior to the one they'd get on a mountaintop.

Not everyone can drive to the top of the mountains or hike them. Most of the good viewing spots are also not ADA accessible.
