It's amazing how much that block has changed. I still remember seeing movies at the Chestnut Theater and then the long period of time when almost nothing useful occupied the entire block. If this block isn't a symbol of the resurgence of Central Chicago, I don't know what is!

Not sure why everyone is giving the 300 N Michigan proposal from SB so much grief. It was always going to obscure Carbide, even more so at "999" feet. Its on Michigan, but a pretty random corner.

The scale of these developments isnt based on "developer greed". Its market demand. They have already combined 2 uses (hotel and apartments) go as high as they have. Someone needs to suggest some use type that could allow them to go higher on such a small site. Keeping in mind:

They will run into zoning limits on apartments pretty quickly. And before people give a sob story about affordable 2-3 BR apartments (bigger units to deal with zoning), this is right in the middle of the Loop. The market here is either luxury condos or luxury micro-apartments.

Adding Office would go in the face of 20 years of east loop development not to mention a nightmare for elevators etc. And I cant really see it as a good condo location with so many obstructed views.

We should all be happy they are taking the risk on a combined Hotel & apartment. If it had stayed just apartments, it likely could have been much shorter than this.

We should also be happy they are doing a good job on the street front providing uninterrupted potential retail space along Michigan and most of the cross street.

There are much worse outcomes in the realm of possibility for this site.

I love the 300 n Michigan proposal the drawings not the renderings make it look like a mini legacy at millennium park and ill absolutely take that all day!
