There is also a ton of surface parking all along Metric that should be empty by the time games start and would be easy revenue for those office parks. It's a short walk via Kramer/Braker.

It was wild to see it so abruptly abandoned. Stacks of drywall and other exterior finishing products just sitting on the ground.

Definitely glad to see it's finally being cleared. What a complete waste of materials from the start.

Just a passing idea...

At what point do we merge this post (the Domain) with the MLS Stadium post. Pretty soon they're gonna be touching and thought of as the same place...like Minneapolis and St. Paul, Dallas and Ft. Worth, Kansas City MO & KS, Seattle and Tacoma, Kyle and Buda, Blanco and Johnson City,

The future of that area largely depends on UT. If they decide to really start investing in JJ Pickle and sell some of the land fronting Burnet Rd to developers then it could make the whole area feel real cohesive.

JJ Pickle and Coca-Cola are two of the biggest reasons why Burnet feels like a "dead zone" between 183 and Braker.

That's a good point, but they also need to clean up the area by the old Serta Mattress factory / warehouse, including tearing that thing down. I agree, traveling from 183 to Braker is not a good segway to what lies ahead.

Never. We have a general thread for the Domain/North Burnet area as well as specific threads for each major project in the area (such as the stadium), just like we have the Austin Update thread in addition to specific threads for each major project downtown.

I would think that UT might instead simply capitalize on their land by building more facilities. Having those facilities be street fronting buildings, however, would be nice. That being said, don't expect those buildings to interact with the street at all or have any street fronting entrances given the sensitive and dangerous nature of the research that goes on at the Pickle campus. Having street fronting entrances would be a significant security risk. The best we can hope for is likely buildings with nice windows facing wide sidewalks with semi-great-streets designs against Burnet.

The Coca-Cola campus, however, is a long-term redevelopment potential. There are many other more easily redeveloped lots further north on Burnet that need to be redeveloped before the Coca-Cola lot makes any kind of financial sense for a developer to tackle.

Interestingly, there’s construction fencing up now around the Serta factory. Noticed it on my way home tonight. Something interesting (I hope) is afoot.

CapMetro is tearing it down, expanding the bus parking (also prepping for electric bus charging). There's details in CapMetro's last board meeting packet.

So what’s the deal with Pickle? Is there really a nuclear reactor on premises? It’s hard not to believe that the lack of density in that tract is somehow related to whatever experiments are happening inside.

I’m surprised, honestly, that it’s in the center of a bustling commercial area and it still looks like the ag extension.

Ugh. Really? What a wonderful place to locate this...Couldn't they just add more parking in the lot that they already own on Kramer? There's still grass on that parcel.

If I remember correctly, the reactor is in a shaft somewhere on the property that's hundreds of feet deep. I don't remember exactly how deep it is, but I do remember I was impressed.

Serta is the lot they own (and where they currently park buses). What lot on Kramer? Are you thinking of the city/Austin energy land adjacent to the rail?

Apparently there is some activity on JJ Pickle. According to this article, they're building a plain-looking $40 million computer lab, expected to be finished in 2021. Not exactly where on the campus it will be located.



I do remember reading somewhere that UT might be working on a JJ Pickle master plan and were thinking about building it out to resemble a more typical college campus and possibly even selling off some parcels. I'll see if I can dig up any information on that.

But yeah, it is very outdated, spread out, and military-ish. I had no idea there was a reactor onsite.

Doesn't CapMetro own a lot adjacent to the rail on Kramer? That may very well be the lot I'm thinking of.

My understanding is that the only property CapMetro owns there (not their property closer to 183) is the RoW strip that the rail runs along. That's why the Kramer station is where it is and is laid out how it is. It's what they could fit in the RoW (with no parking).

They wanted to put it a bit further north, but IBM at the time didn't want to play ball. Hopefully the broadmoor project will rectify that.

Yea, Cap Metro owns 28 acres near 183 and leases 10 or so of it to the Mattress company.

It could become available for redevelopment if they ever build the new train and maintenance facility in Leander that's on their long term wish list. There are also a lot of buses on the site. I'm not sure if that is for normal storage or if they are there because they also get maintenance on site.
