From what I've heard the cost per spot for underground parking in a fairly efficient (read: large site) underground garage is about $45,000. It's about half that in a structured garage.

Sure, but as long as there are height restrictions, and as parking spaces rent for 50-100/month while apartments the size of just 4-ish parking spaces can go for over 1000/month, you'd think that the doubled cost of going underground would be made back by a developer in no time. Plus a big increase in property value.

You have to meet your parking requirements regardless - and Hamilton has a very low per square foot rent and sale price. Margins are so low that for the small amount of additional profit from the extra 40 units you would gain, it doesn’t outweigh the large losses from paying $25k a parking spot to put it underground.

Hamilton’s condo sale prices really restrict a lot of what developers can do to stay profitable. Toronto’s condos sell for literally twice the price which gives more wiggle room.

crane installation has begun here. The bottom pieces are yellow so I'm assuming this is the crane that's currently sitting at Queen/Market.

The site is between the two. I believe it will be the tallest between them. On another note anyone know if they sre infact putting up the crane today? i was going to head into the city if they are.
