10k feet is the no action, correct? Like a ~1,600 foot building.

Before Wednesday's hearing at city planning, it looks like the language in the text amendment will be written so that the open space can be partially cantilevered over by the structure...












This part would allow Chase to move the outdoor plaza to Madison Avenue...








The amendment would allow a cantilver (of at least 40 - 50 ft above) and cover no more than 60% of the open space. Also, the retail (bank branch) can be moved off of Madison Avenue...














What that means for the overall design of the building, we'll just have to wait and see.

A cantilever over the POPS means they want as big floor plates as they can get on the lower levels, eg the 1400' version. However, they won't be able to make them as big as they really wanted, so the height should grow from this alteration. I predict this should make it somewhere in between the two schemes that were initially presented, so I think it will be taller than Willis Tower. The cantilever could also provide for interesting design features, such as setbacks that could give the building profile an art deco ish look.

Could be. It was going to be taller than the 1,400 ft either way. But it's going to be a massive tower. I just want the whole thing to be definitive already, so we will know exactly what we are getting.

Designed by Foster and Partners. Over in Shenzhen, naturally (thats where the radical designs go).

Actually, its kinda depressing to know what gets built out there. From airports to skyscrapers. Best to not check it out, because when you see some of the infrastructure that goes on, its depressing (in other words, we here are way behind ). But if you want the ego to be shattered, and realize that America is not that exceptional, than look into the advances that go on in China with respect to urban areas).

Basically what a cantilever is, though I think the language would allow for some placement of columns in the plaza.

The overhang could be similar in spirit to this graphic, which cuts off what was to be the enclosed space.

Correct. My central question was whether an actual structural cantilever was what was being described or just overhanging structure with super columns coming down to ground in the POPS area.

The minimum height of the enclosed space was going to be 30 ft. The new height of the portion of space that will be covered will be an "average" of 50 and minimum of 40 ft. I think that's more than enough.







These very much strike me as being Foster designs, and somewhat similar.

Watched the hearing online, no mention of building height. Grabbed a few screenshots of the newly designed plaza, and the building itself seems like it will be a larger 425 Park. No further design details.

Notice the columns gradually fan out...
