No Frills would be good for that area.

NoFrills though Loblaw's would require someone wanting to franchise, and Sobey's Freshco to offset their store losses in Burnaby/New West, but I figured they would have announced something by now...
Remember Sobey's sold the RCC store, and closed Royal Oak, hence them looking into the site last I heard (2016/2017)

Loblaws has relative problems finding proper franchisees for Your Independent Grocer and NoFrills in Metro Van, both would do well here.

I assume we could always see another Jimmy Pat banner (not under Overweitea) but rather BuyLow or Nesters, BuyLow did poorly in Westminster Centre, but Royal Oak location has some dedicated customers. Choices unlikely.

Not many options since the area would support only low-mid range grocers, I don't see HY Louie going there tbh. I suppose we could see someone out of left field, like 88 supermarket

Does anyone know why tower 3 will be completed before 1 & 2? I understand it's the shorter of the three?

I believe Edmonds Tower (tower 3) will be turned over first. The parkade will be or is being prep now for isolation from the construction zone for the new resident to start moving in (probably near end of summer). I'm sure the logistics for occupied and construction zone were first in mind.

Tower 3 is the one on the left. Its already looking 90% finished from the outside. And 🏗 crane been removed last fall.

That makes sense - thanks for the response.

Cool, thanks!
Are the ceiling heights a bit low?
(the pipes look low)

4, 5, 6, 7 and 8th floor, slab to slab about 11 feet . The 3rd floor is 14 ft. The lowest I see of the utilities is 2 to 3 feet. Not sure what kind of ceiling they're installing, if any.
I just noticed the sprinkler heads are facing up at the windows, no t-bar ceiling there.

Thanks.

I sort of figured there'd be a T-bar ceiling as those look like big HVAC units hanging down from the ceiling and the foil wrapped ducts look a bit ugly.
... but I guess not if the sprinkler heads face upwards.

In older buildings, I think ceiling height would be about 13-14 ft then a drop ceiling for a finished ceiling height of 10ft(?).

The Telus Garden office building downtown has unfinished ceilings, but tenants have installed limited area drop ceilings in reception areas, etc.

Looks great and I especially like the glass which is turning out really good. Looking forward to seeing more of it come together.
