1180 W.Peachtree (the smaller tower of Atlantic Plaza) filed a planning permit for exterior demolition for site improvements. Could be something small and cosmetic, or maybe a larger project to activate the base? The application description says "Site Improvements " Yes, they used a smiley face.

If that's the correct scale, then that's great.

Some possible movement on St.Mark's church development. It was announced in 2016 they were putting up land for sale along Peachtree from 4th to 5th streets.
This week they filed two planning permits, one to adjust the historic landmark building site boundary and rezone for mixed-use purposes, and one to transfer development rights. They paid $3400 in fees.

One was also filed for transfer of development rights between 1138 to 1360 Peachtree.

Maybe this will be enough to finally get people to stop complaining about building heights. 40-50 story towers require more development rights than zoning in midtown allows.

So are development rights transferred to a property or a company. I ask because 1360 Peachtree is already an office building of abt 12 floors is it not?

I think BlueSangha meant the other direction the rights were transferred which would make more sense as Trillist is trying to build Yoo on Peachtree is 45 stories

After a quick walk by the site, it appears the office portion will be built at street level, and there will not be excavation except what looks to be a single level. So all "floors" except one will be above ground. I'd assume the renderings in the articles are a bit higher than realistic, it will be somewhere between the two.

Trillst/Yoo on Peachtree would be a nice addition to this cycle for sure. Really curious what’s going on here.

A 10 (ish) story building at Avalon has started construction. It’s maybe one the 3rd or 4th floor. I’ll get pictures soon hopefully.

They need to make that website mobile compatible. There are also some pretty big glitches they need to fix.

New update on 525 Moreland here:
https://www.525moreland.com/updates/2019...paign_sent_date=2019-03-11T13%3A14%3A36Z

Looks great! Awesome infill happening south of 20 in the Glenwood, Grant, Ormewood Park, and EAV areas. Memorial is obviously the hottest street right now, but I think Moreland is next. Would love to slow traffic down to 25mph and get some bike lanes.

Also, noticed that the property where the Elway was going to go was taken off loopnet. I know they consolidated the lots and put it on the market as one mega lot (which is easier to sell). Saw some people on the site doing surveying or something the other day. Anyone know anything about that?

They are redoing the seating area / common areas in the courtyard between the parking deck and building.

Infill along Moreland would definitely be great! I'd prefer to see more infill along other corridors similar to Memorial closer intown, first (Ralph David Abernathy, MLK, DLH, Joseph E. Boone, Ponce/North Ave, Joseph E. Lowery, Capitol Ave, Northside), but I do believe Moreland will see a lot more active uses in the years to come and will nice additions for the city overall

Amazon

Amazon seems to have been quiet since HQ2 in NYC fell apart.

Hoping City and State leaders are still selling ATL to AMZN - and always to AAPL, too ( despite their own Austin TX expansion announcement, a short while back). Hoping senior Amazon execs are again wooed when Whole Foods opens its largest grocery on April 5th (I think) in Midtown.

From Curbed:

"Leonard's study tracked shortlist cities for their likelihood of landing more corporate expansion. Dallas, Atlanta, Boston, Phoenix and Denver — all current Amazon tech hubs — comprised the top five.

“When we look at demographics, we certainly see a wave of people moving out of high-cost coastal markets to Sun Belt markets,” he said. “We do expect that trend to continue.” Boston has the deepest talent pool, but Atlanta, Dallas and Denver have the greatest potential population growth among Amazon tech hubs and HQ2 shortlist cities.

Those factors are behind moves like State Farm’s eventual plans to employ 8,000 at a corporate campus under construction in Atlanta... while it shrinks in Boston. While Amazon's fastest growth is occurring on the coasts, it is big enough to grow in the Sun Belt simultaneously. Los Angeles, currently Amazon’s largest Sun Belt tech hub, is home to 1,500 Amazon employees, spread across its Amazon Studios, Prime Video, Alexa and IMDb divisions.

It is trailed by Austin (1,000 employees), Dallas (500 employees) and Atlanta (300 employees), among others.

Again, they’re quiet bc they stated that they would not reopen their search. Why is it still being discussed?

Downtown's long-vacant Medical Arts Building to become hotel

By Amy Wenk – Staff Writer, Atlanta Business Chronicle
Mar 11, 2019
A long-vacant tower on the edge of the Downtown Connector is set to become a boutique hotel.

Plans were filed March 8 in Atlanta to convert the Medical Arts Building into a 160-key hotel. The project would rehab the 12-story building and its original parking deck. It would include 2,000 square feet of ground-floor food and beverage space.
Atlanta’s Cooper Carry is the architect.

The circa-1927 building has long been an eyesore at the gateway to downtown. It’s sat vacant since a four-alarm fire in 1995, according to the Atlanta Preservation Center.
Invest Atlanta in 2017 approved a grant of up to $3 million for the project to Global X Properties, now called GBX Group LLC, which bought the building for $12.7 million. At that time, ideas were floated to turn the property into office or hotel space.

Atlanta’s Kim King Associates is now involved in the project, according to Fulton County property records.
Atlanta's hotel industry continues to post strong performance. In January, hotel occupancy reached nearly 73 percent in the city of Atlanta, according to data from the Atlanta Convention & Visitors Bureau.

A variety of boutique hotels are now planned across several intown neighborhoods, including Buckhead, West Midtown and Old Fourth Ward.
