Agree - getting used to being let down by final designs in this town. This one blends right in - no longer a really impactful project in my opinion. Next...

It is funny to me how quite a few on here hoot and rave about particular designs based solely on how high quality the render is.

And also more concerned with height than with street presence. All these 20-30 story towers have done wonders for street life as someone living in Midtown around the Tech Square area. It is night and day the improvement to the streets

I mean it's still a 400+' tower that's going to be highly visible from the Connector and points west. That's not nothing. And the design is unique among Atlanta buildings. Looks like it meets the street well, too. It's a pretty exciting project, all in all.

Maybe so, but what I'm saying is I'm now used to being WOW'd when designs are first released, then brought back down to Atlanta reality by the time things happen. Is it MUCH better than what was there, and is it a nice design? Absolutely. Is it the huge impact we were all anticipating? Not so much.

Looks like it may have gone from 29 to 27 stories-- not much of a change at all.
Perhaps you overestimated its initial height/ impact? Otherwise the design has changed very little (if this is the final version).

Thank god I'm moving out of Atlantic House. They will not be charging sky high prices for downtown views much longer.

I can’t wait til these people do their own development and deal in reality versus dreamland. Please don’t try and make reasonable arguments, they go unheard and you’ll just be attacked so here it goes.....

The current development looks the same sense the beginning essentially. The new video render makes the building look shorter than the initial renders is all because now we see it in perspective to the surrounding buildings. In addition, the property is at a lower elevation than most of the developments of comparable height. Several on here (including me) have been pointing out from the outset that this tower wouldn’t break 420’. Given the floor count and an average of around 13’ per floor for a commercial building, one can easily get a maximum height of the building (plus estimates on crown height by comparing to floor height), but hey don’t let reality get in the way.

What’s changed sense the announcement is basically nothing, but we will now here the negativity begin after only hearing praise for the past year. I agree, you overestimated from the outset if you now feel this project is a let down or less than was announced. This looks like a great quality project.

I really don’t think the prices charged will change or be lowered upon completion of 1105. If anything, they will continue increasing as long as the economy is expanding. New renters will pay sky high prices for the location and just have a view of another high rise instead. The rents at Atlantic House are inline with every other apartment tower built in midtown the past 3-5 years.

The office building component stands out well.

Let's just hope they're still working on the residential/hotel components. These elevations hardly meet the street well...

I think an issue may be that the buildings around are incorrectly displayed. Look at how they compare to, say, one Atlantic center or the regions building. Looking at those same angles on Apple maps or Google earth gives a different view. The comments even mention that the surrounding towers may not be the exact height, they then go on to confirm that the tower will be exactly 31 stories and 407ft to the heighest crown.

Skyhouse is only 22 floors, so something ain't right here....

Exactly!
That's what I was trying to point out before.
There is no way a 22 story apartment building is around the same height as a 31, or even a 27 story office building.

In the video/rendering, they are showing as practically the same height. The surrounding buildings must be out of scale.

I think so-- Skyhouse also has much shorter residential floor heights. This is probably something some intern in the architects office did that people thought was cool-- I wouldn't put to much angst into this one-- even though that is apparently what we do here when there are no new projects to talk about--
