Little tidbit about True North's massive purchasing in Roosevelt

One developer has quietly bought up much of the vacant land and other parcels in the Roosevelt Row Arts District with intentions of putting its own mark on the ongoing revitalization in downtown Phoenix.

True North Studio, which has its offices in the arts district, has quickly amassed a large swath of land and properties in the area surrounding Roosevelt Street.

In recent months, True North has begun construction on a Cambria hotel on Portland Street, given a facelift to a historic home on Second Street, announced plans to bring Punch Bowl Social to Phoenix, and to inject a fresh dose of creativity into the district by bringing a permanent exhibition of Santa Fe-based interactive arts group Meow Wolf to Roosevelt Row.

By all accounts, it seems True North is doing its best to avoid usual tensions between a neighborhood and developers by staying true to the arts district's vibe while enhancing it with its projects. This approach makes sense considering the developer has its offices in the heart of Roosevelt Row at the monOrchid — which True North purchased for $3.5 million. The group is doing its part to make the neighborhood a better place, just like any good neighbor.

As one of those fellow arts district neighbors, I'm eager to see more.

I don't know Vento personally but have met him a couple of times, seemed like a pretty smart guy and I like what he's doing. Even a bunch of mediocre development would be better than all that dirt.

Scottsdale developer to embark on second downtown Phoenix apartment tower

17-story multifamily unit expected to be completed in early 2021

Geoff Jacobs, principal of Aspirant Development LLC, a division of Scottsdale-based Empire Group, said he expects to break ground in April on a 17-story, 254-unit project called Aspire. He estimates it will cost about $80 million to develop.

The project will be at Third Avenue and Fillmore Street, about half a mile from the Stewart, 800 N. Central Ave.

"We're big believers in downtown Phoenix," Jacobs said.

Both projects are luxury apartments, similar to the finishes, appliance packages and lighting amenities found in condominiums, he said.

Jacobs said he expects the Aspire apartments to be completed during first-quarter 2021.

Jacobs also is busy with a couple of other projects in downtown Phoenix, including renovations of two warehouses south of Talking Stick Resort Arena. Scientific Technologies Corp. moved its headquarters from Scottsdale to one of those buildings at 411 S. First St. That 26,000-square-foot building cost about $7 million in renovations, he said.

The other warehouse, at 402 S. First St., is about 18,000 square feet, and will house Urban Axes, a bar where customers throw axes at targets. Opening this summer, Urban Axes will take about half that building, with the remainder dedicated to office space. That renovation project is about $5 million, Jacobs said.

Financing for all these projects comes from various out-of-state lenders, including banks and debt funds, Jacobs said.

How f***in' creative is that!? That looks amazing. Also, looks like the Teddy mural is here to stay on the Ten-O-One building. It's growing on me.

Can True North also buy the KMLE/KOOL building/lot across the street as well? LOL

Well that's pretty cool. And as someone that used to work on computers at the Airstream manufacturing plant in Ohio, I am pretty stoked by this! Would love to see this happen!

The fact that they were able to see a patch of grass and dead sidewalk space and propose this new project is outstanding. Creativity is finally flowing here in Phoenix!

Well, I knew about Bosa going in at US Bank tower, but did not know one is going in at AZ Center as well. Good that AZ Center is getting 2 more retail establishments soon. Hope there is more to come.

Saw this as well and wondered if the previous reports were incorrect or Bosa Donuts realized opening up at Summit at Copper Square was a mistake and chose AZ Center instead?

Am I the only one who thinks Bosa just isn't that good? To me the best 'regular' donut is Rainbow.

I don't really care for any donuts myself, but I do know the one next to Macayo's makes a killing...especially with the state employees. I see people carrying them into the Financial Center by the boxes daily. So, as long as they are making business, I'm ok with it. They are doing much better than the couple of failed burger joints that tried that location.

There's a bike shop in Scottsdale called Bicycle Haus who does a "Tour de Bosa" every October. They usually have close to 1,000 riders and it's escorted by police, they stop at a dozen or so Bosa locations around the East Valley and everyone gets a donut at each stop.

Clearly Bosa is very popular!

I have a few Bicycle Haus shirts...but I would never do that kind of ride!
