It was a pleasure chatting with you earlier. Per our conversation please see below and attached:

2BR & 3BR Plans w/Pricing (attached)
Occupancy: Spring/Summer 2021
HOA Overview: (attached)
Deposit Schedule: (attached)
More Amenities/Highest Level of Service of any residential building in ATL: http://opusplaceatlanta.com/the-opus-club

As you might have heard the Developer received the greenlight to build the building back in December and the Developer is now full-speed ahead finalizing construction plans and permits with the Architects and City with the goal of going vertical by May/June.

Because this project is a completely new level of luxury for the city the Developer built a fully-furnished 3-BR model with our over-the-top standard finishes in the back of our sales gallery. Here your client can walk through one of our homes and see the views from every 5th floor and every corner on our 10' tall video wall.

We are in the Sales & Model Gallery Monday-Friday (11am-5pm) and Sunday (Noon-4pm). Let me know when you get back and we can schedule a time for you to see the model. NOTE: because we have been so busy appointments are recommended.

Please let me know if you have any questions or how I can assist.

Thanks!

-Matt

I think the thing that gives me the most hope about this project actually happening is this page.

That is quite the team, and I would have to imagine they would received cease and desist if it wasn't.

How many floor was it before? I remember it was going to be 70 or something before the hotel component was cut.

he said the hotel, which was a Waldorf, would have made the cost of the sq foot of the condos skyrocket..

NORFOLK SOUTHERN IS ON THE MOVE

Dirt is being turned at the site for the new Norfolk Southern HQ in Midtown. Until this month, this was a giant parking lot, filled with cars on week days. Where did the cars go? Are we seeing an example of people successfully shifting their habits when parking is taken away?

I wish. They probably went and parked at the Varsity adjacent lot.

Glad things are really filling in closer to BofA and AT&T. They've been all alone for a long time.

Renovation for new boutique hotel on Ponce -
https://www.bizjournals.com/atlanta/news...d-near.html?iana=hpmvp_atl_news_headline

First look: $20 million boutique hotel planned near Ponce City Market

By Amy Wenk – Staff Writer, Atlanta Business Chronicle
Feb 28, 2019
A new plan has emerged to bring a boutique hotel near Ponce City Market

The $20 million project would remake what was once the Ponce De Leon Hotel, but has most recently operated as Ponce Student Suites.
Plans for the property at 551 Ponce de Leon Avenue include preserving 7,000 square feet of the original two-story building and adding a five-story addition. The boutique hotel would have 112 rooms, along with a restaurant and bar. The project has expanded from ideas first floated last year.
The hotel would likely operate as an independent boutique property, meaning it wouldn’t be flagged under a hotel brand.

“We think we have a fantastic site for the kind of hotel we want to deliver to Atlanta,” said Butch Ross, principal at Ross Hotel Partners, which is part of development team along with Atlanta’s Kim King Associates and Chicago’s WHI Real Estate Partners.
“It’s a beautiful, old building,” he said, adding the design would blend the old and new into a “fun and evocative” hotel.

Ron Stang, principal and chairman of Stevens & Wilkinson’s Atlanta office, is the architect. Marietta-based Banko Design is the interior designer. The project could break ground in late summer, with the goal of opening around fall 2020.
Fulton County on Feb. 26 heard a resolution for the project that would give developers almost $867,000 in tax savings over 10 years.
The new hotel would be about a half mile from Hotel Clermont, which reopened last June after a more than $20 million renovation that turned the landmark property into a boutique hotel after sitting vacant for almost a decade.
“They took a leap of faith for everybody in the hotel business,” Ross said, proving the area around Old Fourth Ward as a viable hotel market. “We are looking forward to being a good neighbor.”
Another boutique hotel could eventually come to the corridor, as part of a major planned expansion of Ponce City Market.

Barring value engineering, which I always fear in this town, this proposal looks great.

I can't quite figure out what's going on with the group of 14 floors just above the open floor with the landscape plantings. The 14 floor section almost looks like parking deck floors with and without safety railing and with ceiling lights exposed - unless I am looking at all wrong. It just appears that way in the rendering. I'm sure it's not parking though.

Ahhh, it must just be a very deep balcony setback - my bad.

Isn’t NOBU the hotel being built at Phipps? Why would they have another 2 blocks away?

That's a good question as at Phipps it's the restaurant and hotel, what's this another hotel?

It’s residential, not a hotel

It still doesn’t make sense at all. NOBU is being built at Phipps. They wouldn’t build two blocks away as well.
