Thanks for the rendering.
The big blade signs reinforce that they've got big box retail tenants in mind or locked in (?)
(Like the Winners and Best Buy signs at Granville & Robson).

That blank wall - could be lobby and elevator access to the 4th floor offices
- but then that would place the switchback escalators to the 2nd and 3rd floors at the "far" end of the block closer to Nelson (I wouuld expect a glass atrium for those).
Unless the escalators are in the middle of the building?

Probably not an issue - Bonnis is "into" neon signs.
When it completed the Winners / Best Buy Building they were touting the neon accents (around the oversized windows on Granville) and signage (Cafe Crepe, etc.) on the building.
Although the Winners signs are backlit ones.

Seems like access upstairs and possibly the offices (at least on one of them) would be at both ends of the building under both blank walls? Since the four street level CRU entrance seem to be in the middle from the elevation sketch.

Yeah, that's what I figured too - but I wonder why they'd wall-in the retail circulation instead of having a more inviting glass-fronted atrium (like Winners / Best Buy)

The southern end is the office lobby. The northern end accesses the escalators to the upper retail floors. The plans are online here (for now)

Got it now - it looks like Floors 2 and 3 will be a single retailer with entry from the street
- there's no level 2 mezzanine (common area circulation) shown on the plans (no dashed lines)
- and Floors 2 and 3 are both marked "Retail E" (i.e. same unit).

Interesting basement space for Retail Unit C accessed by stair (and elevator).
Retail Units A & B do not have vestibules, while Retail Units C & D do have vestibules.
Does that mean Retail Units C & D are for restaurants?

I like the massing - it's a nice series of setbacks.
No need to try to justify with references to mountains, etc.

Thanks for the photos. The horizontal banding on 1188 Bidwell is a nice change of pace and feels right at home in the West End and I think it's more successful in that project than this one on 1754 Pendrell.

I hate the banding. It looks awful. Yeah it fits in to the west end but not in a good way

Otherwise I like it although I wish it butt up against the Safeway blank wall better

That was the image in the rezoning. Since then there's been a coloured version, but there's no obvious change to the form of the building.
