In defence of Gilmore Station, in general renters do not have a pride of ownership. They do tend not look after the unit / common area as well. Not every renter is like our dear Klazu..... Sometimes it can be renters friends who got a little drunk. If I were a buyer, I probably shy away from a building with half of it being all rentals, 300 units!!! Hope they have web cams everywhere

There should be different lobbies and entries for the rental units and the condo units.
The rental units would not use the strata's common areas.
So there shouldn't be concerns about liability for excessive wear & tear.

But the issue is a non starter from the beginning. Most know that a large number of the condo suites will be rented out, just individual landlords creating an inconsistent living environment for the tenants in that section of the building. Inconsistent quality of repairs and maintenance of the suites mean some can become run down quite quickly if the owner lives overseas or is totally hands off. A pure rental building can be more easily controlled and regulated without the nonsense of strata issues and dealing with the often pettyness of individual owners if large expensive building repairs need to be done but not enough will commit.

Case in point: You get a Cockroach or Bedbug infestation on a floor (or multiple) a landlord (owner of an entire building) can reasonably gain access to all rental units to perform a proper baiting and fumigation process. If you have to contact numerous different owners and their tenants without a clear list of whom to contact to enter the individually owned suites, some of which inconsistently occupied; an infestation would easily spiral out of control.

It has a little bit in that Payless has a store in the existing mall.. but it's really not a big deal.

It's beyond a joke at this point.
That's why I earlier asked if he was trolling people with his whole "renters" spiel.

Payless are going out of business and shutting down all over North America, and not just in Brentwood Mall. By his logic it must mean that anywhere that has a Payless Shoes store is in trouble.
Metrotown's Metropolis Mall, Lougheed mall, Royal Center,....
...all in trouble......
.....according to GilmoreStation.

I mean it's not like they weren't able to survive a much larger anchor tenant in Sears, also shutting down their store in the mall or anything.
.....or like they're not going to be able to find another retail tenant to take that spot....
....easily.

I would expect it to be a ghost town with all the construction going on for multiple years. Maybe wait til the new expansion is open before passing judgement?

the gilmore site is sitting doing nothing, doesn't seem like any movement for a few weeks.

Despite Brentwood being a ghost town it is doing pretty well as there are always people there. Same for Lougheed, so much of it is boarded up yet it remains busy which honestly surprises me.

Lougheed Mall is doing far better than Brentwood. SHAPE can end up losing a bunch of money after injecting billions into this redevelopment project.

the lessee loses money. The lessor does not.

And why would SHAPE care about a few thousand dollars in rents when there is a billion dollar project going up. Probably would of been easier for them to vacated the mall anyways.

Windows on tower three are unattractive to say the least. Why can't we just have a clean seamless window wall?!

And tower 3 is only a few metres shorter than Tower 1 and 2. This is going to be a big fugly building. The spandrel sale needs to end.

It's actually not. During the day and and weekends, it can be hard to even find a parking spot. For the smaller regional mall that it currently is, it attracts enough patrons and is used widely by residents and people working within the vicinity.
