Hard to tell whether it's bad or good, it's very blurry. However, I like how slender it is, and looks like it does not have a parking podium. So it's already off to a strong start. The U-shaped floorplan is nice too, it reminds me of old hotels from the 1920s like the Allerton and breaks up what could be a very boxy shape.
Since it's so slender, the two warehouse buildings on the east end of the block get saved from the wrecking ball. That would at least preserve some of the historic character on the block, although not the Victorian rowhouses.
I don't really expect to see anything taller here. It's not on the major traffic routes (Wabash and Rush are relatively quiet) and the site is tight so it can't fit a big retail base or parking podium anyhow. Best case is a mid-sized hotel like this. You want a supertall, you need a bigger site. This isn't New York.
