So what if it’s not as great as it was once intended. It’s still an extremely nice addition. Go to a rooftop and have a couple of drinks and enjoy life.

Personally, I've always been rather 'meh' about this project; I always saw it as our version of Time Warner Center (same developer too). I don't understand why they chose the same architect behind the WDCH across the street.

In terms of the various iterations, I actually like the latest one the best because it's the least visually competitive. The biggest issue I have is with the base; the blank walls aren't ideal and overall it could be simplified a lot more. Same with the courtyard.

Those images make me think of a generic mall in a place like miami bch or boca raton. YMMV.

I'm disappointed that the proj won't immediately include the parcel along Hill St next to 1st St. Getting rid of as many surface parking lots, the ones without at least a landscaped border, in dt is a big improvement in its own right.

I originally thought that was going to be one of two major blocks that the Grand would go up on. Now I realize part of it....the southern half....is for the expansion of the colburn school.

I'm simply going by the renderings, which seem fairly realistic in terms of displaying material usage. The base looks has the same sheen and consistency as hand-smoothed plaster, with parts of the base on the Eastern and Western sides of the podium seem to me to resemble sprayed on stucco. Note the groves between the panels as well. I'd love for an actual EIR document to prove me wrong, but this seems to be what we are stuck with - no pun intended.

Sure maybe the design & materials could have been better like some have said with some justification, but maybe they hit a cost wall? All kind of things go on behind the scenes that we don't know about that may explain the design changes. 1000% better than the tinker toy parking structure that it replaced. Will bring crowds to the area, and lots of housing units (wish it had a few more affordables though). The perfect should never be the enemy of the good. Maybe not perfect (few projects are), but a big addition for Bunker Hill. Waiting for the perfect project is sometimes waiting for Godot. Godot never shows.

Are they using dulled stainless steel on The Grand? Kind of looks that way in the renderings. If they are, that would be great. Add limestone to the bottom where there is supposedly stucco and I think this is a great project!

Great recap Illithid. For those of us who were around when this was first proposed approx 15 years ago, it's crazy to see how much downtown has changed in that time. This even outlasted the demise of the community redevelopment agency that came up with the original plan

The explosion of building in South Park coupled with the upheaval in the retail landscape have greatly dampened the importance of this project. Nevertheless I think it will be a draw for those already in the area and kudos to the County for adding another piece to the Bunker Hill puzzle.

Oh and I agree the original lithe wavy glass design was the best.

Renderings of buildings that are eventually clad in stucco don’t usually depict texture. Adding texture was likely the renderer’s way of indicating that it’s some type of stone or GFRC panels (look it up).
