I was wondering the same thing Wasatch. I agree with Marvland that this CCH shoe finally dropping could be a catalyst for lifting a lot of boats. I know that has been the case these past few years here in Downtown L.A. There has been so much ancillary construction as a result of the CCH here.

I say let's keep it all in the same thread for now.

Regarding the building across the street from the courthouse, there have been a couple posts recently that mentioned that there has been some activity on the site, probably soil boring drilling. This is critical in determining the structural foundation. So, sounds like they are making some progress. However, these are soft costs to the owner. The bigger leap is the actual cost/risk of building the tower.

Which property are you guys referring to?

Because excavation will take a while for some of the projects, I don't think we will see the full extent of the cranes until early next year anyway.

The following is just an estimate of the cranes we will see:

The Exchange: 1
Tower 8: 1
Liberty Sky: 1 (1 also for the parking garage)
CCH: 2
Block 67 Phase 1: 2

We may have 6-7 cranes between 1st and 2nd South and State St. to 3rd West.

In addition to these fully confirmed projects there have also been movement on 370 Millennium (Held) and Salt Developments 10 story project along 5th West and North Temple. There is also a residential building (not sure it has a name yet) that will be built at 10 or 11 stories near The Morton that is going through CBDR currently.

I also have an unconfirmed rumor that the twin low rise buildings on the SE corner of West Temple and 2nd South (Olive Garden) will be being redeveloped in the next few years (2 to 5). The only confirmation for this rumor and why I am posting about it is that recently zoning requests were made for the 2 buildings. It could be a coincidence on the timing but who doesn't like a rumor or 2 with a little bit of teeth.
The Held property is the one that is supposed to be vertically mixed use right? Is that activity substantial to the point that you could see them break ground in 2020?

What’s the room count on the CCH? Does anyone have contacts that would have inside information about conventions that will look at booking Salt Lake now that we have a CCH coming?

Room count is 725. Everywhere I see says "around 725 rooms" but I had to know and counted the number of rooms looking at the floor plans and I ended up at exactly 725.

The Held property is the one across from the courthouse.

I believe it is wise to consider Regent Street Hotel as dead at this point. Especially as proposed. We've heard substantial news about it that indicates it's stalled. Form Development needs a partner for the project because they can't develop it themselves and the developer they partnered with is now in trouble with the SEC for an alleged scam. This project is going back to the beginning most likely. The next time we'll hear about it is whenever the RDA decides to put out another RFP for the site.

Nice catch. Although if it's Intercontinental (IHG) as the operator, it won't be a Hyatt. Could it be that the operator has shifted?

Good to finally see some legitimate project updates! I can't wait to see downtown construction come alive again.

Also yeah, I say keep all of the discussion in this thread. Barring a new tallest, I think that's prudent.

I don't know why people wouldn't love form-based zoning. It's really good for creating mixed-use urban neighborhoods! That said, it's probably not the right call for downtown cores that need more height, so maybe you're right.

An Intercontinental or Hyatt Regency would be great news. It will be nice to have a brand in that category downtown.

Like everyone, I am disappointed by the height of this project but I still love the overall design. I think it will transform West Temple.

I agree it’s underwhelming and I’m not digging the Vegas style of the design. I’m wondering based on the surrounding buildings in all the renderings, if these plans are about 10-12 years old? Notice the lack of newer buildings and the state of City Creek Center. The renderings match how the city looked when this proposal was originally pitched. Hoping this design isn’t final.

I doubt the renderings are old. It's more likely they placed the building in an outdated model of SLC. Also, this is the design that has been submitted for the CBSDR. It is what the developers intend to build, given it passes review, which it most definitely will.

Turned out very cool. Love the murals also. The Nike Goddess faked me out at first. I thought it was a replica mold of the Winged Victory, not a mural.

I’m disappointed with the height. I’m even more disappointed with the width so it’s actually a blessing the building is short otherwise we would have an imposing wall blocking the skyline and just looking completely out of proportion. The hotel will fulfill a very important role for the Convention Center which is probably the most important need at this point. It’s just too bad circumstances didn’t work out to maximize the opportunity of what could have been had the partnership with Priskos worked out. Hopefully the Arrow press property works out eventually someday

All said and done, having a CCH will be a win though.

Violin School Commons Update

I see that today there was a building permit application submitted for The Magnolia, one of the buildings planned for the Violin School Commons development at 300 E 200 S (Northwest Pipeline project). This is the first building permit application there has been for this development, so it appears to still be moving forward, however slowly.

I still think it looks old.. it resembles the failed City Center tower in Vegas that was ultimately dismantled, and oh, curiously enough, was built around 10-12 years ago which is the same age as the backgrounds for the SLC renderings for this tower. Newer buildings tend to have a crown of some kind. This building lacks any kind of crown. I guess I’m just hoping it isn’t final... in my opinion it feels a decade behind today’s world class architecture. Any way you slice it, it’s still a nasty wall just like the Wells Fargo tower is a nasty wall. It will not look good from the west, it is schizophrenic and out of scale with the rest of the skyline.

Curious you mention the time the rendering was done. Looking at not just the computer generated background rendering, but the one looking up from the south satellite view, you can still see the old building they use to have concerts in that burned down. There are also no solar panels on the convention center, which I know were a concern, with regards to having a tower potentially blocking them, and yet they aren’t seen due to the age of the images used for the rendering. Now I have my doubts

I thin this is just the product of an out of state firm not knowing what is currently built in Salt Lake City. A simple look on Google Earth would have caught them up to speed. It's also apparent from their wrong addressing of the project on the front page.
