Like many others, I'm sad to see this building coming down ... but even sadder at what is replacing it.

i could see that happening with a lot of proposals in the next few years depending on when the developer bought the land and if the current downward trend continues.

i am also curious about all these presales of multiple buildings "sold out" as what if people cant afford them anymore in the next few years?

The groups that bought land along W. Georgia (e.g. White Spot) at the peak are trying to put brave faces on, but their proformas have taken a pretty good kick to the nuts.

Supposedly this is self financed - no risk to lose funding because of slow sales.

If so, by the time the tower is up the market might be on an upswing and sales will likely trickle in over the next 36-48 months as it completes.

Or not - they are asking $3200 a foot for a very basic product.

I wouldn't be so confident that the market softening will keep it open. They paid an astronomical price for the land and their only tenant is a single family oriented restaurant. Sooner or later they will jack up the lease rate to offset the loss but will ultimately cause White Spot to vacate the property and leave the building vacant indefinitely.

Some guy once said the demolition would not affect the final prices of the condos. I beg to differ. For tearing down the iconic building, and not replacing the lost amenity with something better, I seriously hope the developer doesn't sell well. That would teach all stakeholders a lesson.

and from what I heard Landmark I (east tower) is the only tower that's currently for sale; with plenty of inventory left. Landmark II hasn't been released yet apparently

No, you can see vertical strips on the Robson side - probably the others too, but it does look good.

Nice looking towers. Spot on when they include renders of BMW and Mercedes vehicle driving by - like they know it's a Vancouver thing.

Nice to see the detail on these, they look quite good! Wonder how sales are going?.. haven't had any massive Realtor incentives in my inbox on this project yet.

Also love the several autonomous 3 series.
