**Sorry this is probably better for the general development thread but it didn't seem like building height was finalized.

Development of this area has to start somewhere so at the beginning it will feel a little barren. While this might compete with the NY, the NY has ~13,000 workers so it's not like it is in a stage of just trying to get off the ground.

Who owns the lots around the Phillies stadium? I would have liked one of them to be first, like just north of Pattison.

The ones north of Pattinson are city-owned, and probably the Phillies have some contractual rights to their use as parking. Except for the lot east of 10th just north of CBP, which is owned by PECO. You also have lots/buildings owned by PIDC (the Jetro lot), Sysco (the lot/building east of the casino), and the Port (between 3 and Lawrence).

I didn't notice just how many additional trees the rendering pasted into philadelphia until I saw that full res photo. Added trees all the way up to CC. The building looks good, but those trees look great!

Looks great! Move than hotel tower one slot over to the east (next to Xfinity Live), since this office building is planned there, and this development is a home run.
Excited about this about time those surface lots bite the dust.

the two buildings seem tiny lily pads in an ocean of parking.

Yes, for now. Looking at the leasing brochure though to see what the overall site plan could look like when finished:

Access to 95 points N and S is what they are trying to go for here. Some companies will want to set up shop to take advantage of this. This is really its own island, and not connected Center City, per se.

After Cordish Co builds out their development here between Xfinity Live! and Broad Street, this Citizen's Bank Park lot between the stadium, Broad Street, Pattison and Hartranft would be an OBVIOUS next choice for development. It would be in the city's best interest to build this out too. Issue RFP's from developers. Move all the parking spots into garages. Get the taxes from the parking, the apartments, the office buildings, the hotels, the jobs, the residents, etc. etc. It's a no brainer.

Something similar to DC's Navy Yard:

Or Reston Town Center:
https://www.google.com/maps/@38.9579021,...7z8aOZdYYJMKtm23Wak7Q!2e0!7i13312!8i6656

...Would be ideal for this spot.

West Philadelphia 38th Street Master Plan

Unsure how real this is. Does one guy own all of these lots? Did he issue a master plan to be worked on to sell them? Did Penn issue a master plan design? I thought University City Science Center owned 38th and Market, etc. etc.

Either way, it's super cool to dream about what could be on the Western half of 38th Street.

Of all the streets in West Philly, 38th would be the best for development on this scale due to its width and public transit access.
The website says that this project is "ongoing." That to me says that a developer has actually commissioned them to design this, and that hopefully one day as tennants are found these will get built.
Either way, very interesting.

EDIT:
This project seems to conflict with Ucity Square, specifically 3800 Market. I would be interested to see if perhaps the rest of this actually does get built, or if at least proposed.
Maybe the reason the website says that this is ongoing is because they're involved with UCity Square somehow? I dunno.

Yeah, isn't this the corner of 38th and Market. I thought there was a commercial real estate sign there that read Metro Commercial or something like that. This corner is so ripe for development.

The whole street is ripe for development. A trolley line, tons of Penn and Drexel students, tons of upcoming development. As more and more gets built and more momentum is gained I would be surprised if this is just a pipe dream.

I've contacted the architects with a simple question. Is this an exercise in theory, or will this actually ever be built? I will let you all know of their response, should it come.

ZBA says that the Pagano brothers bought the properties facing 38th in 2012 for $1. I think they would be willing to sell, especially considering that the current land is valued at somewhere in the millions.
Everything else is owned by Penn or the University City Science Center.

Lines up with what was reported a few months ago in the Daily Pennsylvanian:

Quote:
Building at 38th & Chestnut, home to cheesesteaks and —, may soon be sold

...

Soon, the businesses at the 3800 block on Chestnut Street may share that same fate.

Ted Pagano, the property owner at 38th and Chestnut streets, told The Daily Pennsylvanian that he has had serious conversations with multiple parties interested in buying the property. Pagano added the building’s current tenants will remain as of now, but that no final decisions have been made about the building.

Pagano declined to disclose who the parties looking to purchase the building are. He did, however, deny that prominent realtor Campus Apartments was among them.
https://www.thedp.com/article/2018/09/we...gano-realtor-closure-eviction-upenn-penn

I wonder if somebody has been looking at buying several properties over there. It makes sense. A hotel would make a killing at that location.

According to Public Records:

-Penn owns the garage where the furthest south tower is shown.
-Penn owns the two frats and the parking lot behind them where the 6-story building is shown.
-The Pagano's own the Santander lot where the hotel tower is shown
-The Pagano's own the strip mall site between Chestnut and Ludlow Streets where one tower is shown
-The Pagano's own the Arby's site where another tower is shown
-The University City Science Center owns the 38th and Market lot.

So at the very least, we would get three of these towers. Maybe Penn is buying these 3 lots from the Pagano's and partnering up with the uCity Science Center to build something at 38th and Market?

Holy —! Yes, not sure how 'real' or imminent this is, but it looks amazing!

I dunno. Seems like pie in the sky. This would compete with UCity Square or SY and doesn't have the KOZ or other tax incentive benefits provided by the City, State, and Fed Govts like them.

And, then you got the Platinum Corridor. Lots of developable plots in University City, but what businesses are coming in droves and signing on as tenants to get them financed. I see the pecking order with uCity and SY happening first because of the tax incentive benefits sought after by corporations/businesses. Everything else while nice and shiny for show is just that.
