A lot of Philly building threads have been set up this way: with placeholder heights until an official height is given.

And if you look at the link Summers referenced, the image they're showing looks like it's probably only around 500', which would fit with the 499' limit Aaamazarite mentioned.
Don't let me to over step my authority but the Philly contingent has consistently proven to be associated with developers and construction contractors. We also have a few lawyers. Everything is a guess until we build it. I say that as someone related to a contractor on the iron worker borard and an iron worker himself.

20 stories in that part of North Philly??? I say build it, especially if that dwelling offers some low cost units for that area since Olde Kensington is or was a mostly lower income place.

Love to see it. Specifically they'll be at 3401 Chestnut, 1002 N. 2nd St, and 201 South St. The Heirloom market 23rd and Bainbridge has been consistently packed and fits a lot of stuff in a tight space.

Does anyone know the approx. square footage of these new Giant/Heirloom markets? I'm curious how they would compare in size to say the Whole Foods and Acme in the vicinity of 10th and South.

Edit: according to the Inquirer, these are about 10k for the UC and NL stores and 17k for the QV one

Giant in name only, a fraction in size of the typical full-service supermarket. The G-Ho Giant Heirloom is ~9,500 sq ft and from today's philly.com article:

"The new Giant Heirloom Markets will occupy 9,950 square feet in University City at 3401 Chestnut St., 9,500 square feet in Northern Liberties at 1002 N. Second St., and 17,000 square feet in Queen Village at 201 South St."

I would like to see one in the Avenir at 15th and Chestnut. I talked to Leo Leo Addimando about a Trader Joe's there some time ago, and he said they look for a 12,500+ square foot location with 80 parking spaces. These Giant Heirlooms are smaller, though. Not sure of their stance on parking. With the basement, the Avenir has roughly 10,000 square feet for retail.

Comcast Spectacor plans office tower in South Philly stadium complex

https://www.philly.com/real-estate/comme...ia-sports-district-stadium-20190207.html

Quote:

Comcast Spectacor, owner of the Wells Fargo Center sports and concert venue and the Philadelphia Flyers hockey team, wants to build a glass-sheathed office tower beside its Xfinity Live! entertainment complex as a first step toward developing the sprawling property under its control in the South Philadelphia stadium district.

Along with development partner Cordish Cos. of Baltimore, Comcast Spectacor, a unit of Philadelphia-based Comcast Corp., has begun seeking tenants for the proposed tower, which will encompass at least 200,000 square feet. Construction would begin once the building is adequately leased, executive vice president Phil Weinberg said in an interview.

Comcast Spectacor, headquartered in an office wing of the nearby Wells Fargo Center, has no plans to itself occupy the proposed $80 million tower, which has been coined Pattison Place, but it has yet to be decided whether others in its “extended family of businesses" might use space there, said Weinberg, who spoke ahead of the plan’s formal announcement Thursday.

Also included in the proposal are 20,000 square feet of street-level retail at the site to the immediate west of Xfinity Live!, which also was developed in partnership with Cordish.

Plans for the tower, which could rise eight or more stories, follow the start of $250 million in renovations at Wells Fargo Center, which include new floors and seating, enlarged corridors, and upgraded windows.

A video prepared to market the office space touts its location among the home venues of Philadelphia’s football, baseball, basketball, and hockey teams, its public transit access to Center City via the Broad Street Line subway, and its proximity to the expanding Navy Yard office and industrial complex and to Philadelphia International Airport.

“Pattison Place presents a unique and compelling opportunity in the sports complex and builds on the continued success of Xfinity Live!," Comcast Spectacor chairman and chief executive Dave Scott said in a release. "We’re looking forward to making additional announcements as our growing neighborhood expands in new and exciting directions.”

Weinberg declined to share details of any other plans for the 47 acres of city-owned land in the area that Comcast Spectacor has the right to develop through a ground lease. Now, the land is used mostly for parking.

Outside Philadelphia, Cordish has led the development of retail, entertainment, office, and residential districts surrounding sports arenas in cities including St. Louis and Kansas City, Mo.

Near the Pattison Place development site in South Philadelphia, Cordish also is working on its own to develop the Philly Live! Hotel & Casino on the site of a former Holiday Inn at 900 Packer Ave.

^Makes sense. 20,000 sq ft of ground level retail—add a few bars/restaurants, it will only add to the experience. I think the end goal is probably something like what you see at the Braves new stadium (which also has a Comcast office complex close by the stadium—just beyond right field).
Add the casino and hotel, and all of a sudden we’ve got a whole new experience down at the old Sports Complex.

this would certainly add life to the area during the day and when no games are scheduled. Xfinity live will certainly benefit at lunch time. But it would be a shame to siphon off potential business from the navy yard, businesses that would benefit from the subway being right there.
hey, there's an idea - extend the subway to the navy yard....

It's interesting that they're going with office rather than apartments. Maybe they already have a tenant in mind?

Office parking and event parking can coexist with pretty minimal conflict. I don't know if apartments at the Xfinity live center would work as well. How do you drive up to your apartment at the Xfinity Live during an Eagles game? Maybe development towards the outskirts of the sports complex?

Looks solid. Having trouble understanding the orientation here though. I'm guessing that this is a photo looking south east, where XFinity would be behind the trees to the left? Or is this looking Northwest with Xfinity out of shot to the right?

Forward thinking. I see it like an extension from the Navy Yard. If they can somehow make some sort of transit connection (short-term), you might see more than one tower go up over time. Could have all the attributes of the Navy Yard and then some because of Live Casino and Xfinity. Something to watch over time.

I don't think the odds of this being built are very high.

1. Comcast Spectacor is not planning to lease any of the space for their own purposes.

2. Xfinity Live was never fully developed as planned. Phase I occurred and then nothing. The Spectrum was knocked down for a parking lot. So the track record here is rather brutal.

I don't understand your reasoning:

why does that mean that this won't be built? they'd do this to make money, which means leasing it out to others, not using it for their own offices.

but if they build this office building, the demand would go way up and increase the chances of building subsequent phases of xfinity live.

Comcast/Cordish have worked together at stadiums - Braves new stadium has a mix of office and retail/bars just outside the stadium. Cordish handles the entertainment part, and has done the stadium entertainment re-builds in St. Louis (cardinals), and Baltimore. If there are tenants ... I definitely see it happening.

9-story Comcast building at the Braves new stadium, for example:
