Fuqua Project

The design of those apartments is awful. Would expect something like this for a senior living community off Exit 12 on GA 400. Between the apartment design and the car-centric nature of the entire development, this is probably Fuqua’s worst work yet.

Fuqua once again proves he's the worst developer in Atlanta. Hopefully it can be torn down in the future and redeveloped.

This is pretty shitty. There is no way to walk from the 17th street bridge to the project. There appears to be no entrance to the apartment. Maybe it is down in that pit next to the 17th street bridge.

The one thing I will applaud him on is the fact that he is building an apartment over the grocery store. Previous renderings had a 1 story Kroger at that location with loading docks at the back. The large driveway at the 'rear' of the building near the 17th street entrance is actually where semi trucks pull in for Kroger receiving. Another positive is the receiving/loading dock area is being hidden with this design. This is uncharted territory for Fuqua. At least he is adding density to his project.

This does seem like an unfortunate project. Mainly, it does not seem to connect to either AS or the Westside or GT. On the other hand the narrow little 17th St. between Northside and Howell Mill, hemmed in by the waterworks, seems like a real barrier to connecting Midtown with the Westside via 17th. St. Nonetheless, it does not appear that much thought went into how this area could develop in the future with this project. I think it is time that the Midtown Alliance and those on the Westside started some serious thinking about how these areas can develop and connect.

So the Kroger will be under the apartments? That's interesting. It seems that it would have been much easier for them to design the other retail at the base of the apartments. Its such a bizarre development.

Counterpoint to Fuqua comments

I'll offer a counterpoint to the generally negative (maybe earned, right?) comments to the Fuqua development at 17th.

The Kroger is now part of a mixed-use residential/retail development. That's a positive. And...the adjacent deck is easily demo'd in 5-10 years when the market demands a higher usage for the parcel. It's the Novare approach...build a tower, and then build a parking deck next door. Wait for the market to mature, allowing for fewer required parking spaces (either by bank requirement, or evolving tastes of consumers), and then knock the deck down build another tower. It's a smart move. Respect the game.

While I don't agree with the "respect the game" sentiment (the city shouldn't be allowing developers to control the narrative), I agree that the criticism of the residential housing may be a bit harsh. Yes, it's not a particularly riveting design nor does it engage the street well along 17th St. bridge, however it does add density to what was previously, in my professional opinion, a complete bastardization of the land and location that has one of the best views within the entire city. I'd also add the design is complementary to the underwhelming mid-rise designs throughout Atlantic Station. I honestly despise Northside & 17th as an overall project, although adding residential above the grocery (they are the same building now, correct?) is probably one of if not the most redeeming items of the project

That’s a great spot for some infill. I’m wondering how long the fast food joints along Ponce and north ave will hold out- I hope they’ll redevelop soon, as they’re especially critical locations between Hunt and Boulevard. Yes, uphill to the beltline, but walkable and along the North Ave BRT corridor to midtown. More eyes on the street wouldn’t be a bad thing around the area, either

Yes. The barber shop “Play Makers” has the 270 address. This project looks like it will take the whole length of the block, including the surface lot, the barber, the smoke shop, and the building that used to be a rim/stereo shop. I’m happy with the renderings. I live close to there and the last thing proposed was a QT, which the neighborhood fought against. Dezhu’s projects seem to be coming through as well. J5 is going up, and at least one of their projects on Parkway/Boulevard is happening, of the four (I haven’t been down those roads recently, so maybe more have started).

Also, fwiw, about six months ago I saw a drill on the lot at the corner of Argonne and Ponce. It looked like the ones that I’ve seen testing soil on other lots.
