...also on the list of FAA evaluations is the 1st and Jackson secret development we slightly discussed. The evaluation was approved at 270' from the FAA which surprised me for this location. They must be getting soft on Phoenix. The architect listed for the development is CCBG and the description is high rise multifamily residential. I'm going to take this as a serious project coming up as CCBJ doesn't get picked for a lot of stuff that doesn't get built. Hopefully we get more tidbits of information on this soon.

Where exactly is this project supposed to go? What's currently on the lot?

Currently its an empty warehouse and surface parking/dirt.

Its proposed as Mixed use Residential and at 270 feet that is like 25 stories. making it as tall as the United Health building of Cityscape.

Will be interesting to see a rendering for this. It's one of those hard cases where I'm not overly invested in keeping the old warehouse building--I've probably never even noticed or thought about that building. But at the same time, it does — to think about losing historic structures when there is so much blighted, vacant dirt in and around downtown. Hopefully the proposal incorporates the warehouse somehow and just uses up the surface lot.

Be nicer if they'd replace one of the parking garages.

The post-recession Millennial generation has greatly changed the dynamics. Companies want to be where they want to be; it's why I still think downtown Phoenix can ultimately become a magnet.

With respect to office space elsewhere mixed use is a positive for companies as well. Not sure this is as much of a thing here as maybe a place like Austin but it should be a big plus for Old Town. It's why I'd also look for the new 'Century City' to be a good draw.

Well that would make Century City a bad example. I can’t even come up with a good one, Europe would be the closest example I guess. It’s so far out from the city core, Houston has areas like that but they also have like 50 story buildings mixed in. Buckhead in Atlanta but again, they have very tall buildings around as well.

Maybe in 30 years, other cities will look at Century City as an example?

Found this in a blog and not the FAA website for 200 W Monroe (so take it with a grain of salt):

So it looks like this building could be happening soon? And based on the link below the renderings from last year show this could be a nice building for the west part of downtown (if the renderings haven't been updated). http://0104.nccdn.net/1_5/0a2/038/297/200-W-Monroe-Project-Brief-Feb-2018.pdf

I know guys are bullish right now because money is still pretty cheap but is there even a market for more office space downtown?

I posted two aerticles this week about it. I think office developers are going to see how Block 23 pans out before fully comitting to spec offices

The 17 story tower proposed for Ro2 will also include 9 floors of office if built. I think the developers of Ro2 are ahead of the game knowing that new space is needed Downtown. Really hoping this moves.

Renovations drive top Valley hotel operators rather than building new

So a little snippet of information on the Hyatt and Sheraton remodels. But nothing as far as detailed information. At least, Hyatt will be receiving more than just a paint job.

Quote:
Looking at this week’s list of the Phoenix region's largest hotels and resorts, not much has changed in terms of the region’s largest hotels during the past 10 years.

While nothing major has been built during the past decade, hotels have spent tens of millions of dollars renovating their facilities, and that process hasn’t stopped. Here’s what four local hotel officials had to say about what they have done or are planning:

“Complete guest room and public space renovation scheduled to start in May 2019.” — Dan Boyer, director of sales and marketing, Sheraton Grand Phoenix

“Hotel will be renovating in 2019 — lobby, guest rooms, additional meeting space, restaurant and market.” — Danyell Schastny, director of sales and marketing, Hyatt Regency Phoenix

“We just completed guest room and lobby renovations, with meeting space scheduled for 2019.” — Alison Brooks, marketing manager, Tempe Mission Palms

“We are constantly evaluating the property, and make renovations as needed.” — Robb McCreary, hotel director, Talking Stick Resort

Glad top see link two is likely, and it seems like 200 W Monroe upped their Office sq footage.

That’s awesome but is it only for Students or is that just a generality?
