New dual-branded hotel coming to downtown Denver 

A hotel is planned for 1320 Glenarm, a site that Hawkeye Hotels purchased for $7 million, according to Denver County public records.

The Coralville, Iowa-based hospitality firm will build a dual-branded TownePlace Suites and Fairfield Inn on the site in the Central Business District. It will have over 300 guest rooms, as well as a shared lobby area, fitness center and breakfast center, the Hawkeye Hotel press team confirmed to Denver Business Journal.

The project is still in its design phase.

Hawkeye Hotels is currently developing a dual-branded hotel in southeast Aurora, a Hampton Inn and Home2Suites, off South Aurora Parkway. It previously owned the Hampton Inn Denver International Airport, at 6290 Tower Road and Fairfield Inn and Suites by Marriott Denver Aurora/Parker, at 24192 East Prospect Ave.

Hawkeye Hotels develops, renovates, builds, invests in and manages hotels, according to its website. Its portfolio spans across the eastern portion of the United States as far west as Denver.

In November, DBJ reported that hotel rates were on the decline as more facilities open. In December, the long-awaited Gaylord Rockies Resort and Convention Center opened.

Hawkeye Hotels moved into their new HQ in June of 2017. "Hawkeye" also being attached to the Univ of Iowa sports teams, the company was started in 1982 and is run by a bunch of Indians ie guys from India named Patel. There's Bob, Ravi, Raj and Sajni Patel that make up the Executive Team.

The company has been in a growth spurt, acquiring or building hotels across the U.S. Hawkeye purchased seven hotels last year from GE Capital and has made multiple rounds of acquisitions this year.

And here they are about to build a 300-room hotel in downtown Denver. Not too shabby.

Heck my dad and I stay in them all the time when we go back and check on my grandmas old farm-we usually stay either at the Hampden Inn in Keokuk Iowa or the Fairfield Inn in Fort Madison which both are run and managed by Hawkeye.

Oh btw after getting off the flight at Cedar Rapids we take the rental car past Kennick Stadium home of the Hawkeye's at Iowa City.

That's hilarious. I spent my first two college years on the Hawkeye wrestling team before deciding to transfer to CU so ofc I attended a few Hawkeye football games. I have to say that I prefer Folsom Field to Kennick but the atmosphere at college games is what matters and both places were tons of fun.

The hotel planned 1320 Glenarm looks like it'll probably be 12 stories and they are hoping to break ground in the second quarter. I wish it would be a little taller so as block that 21 story blank wall on the Hyatt Place.

The Patel's have their hands all over the hotel industry. They have the reputation of maximizing profits at all costs, even if that means deferred maintenance/upkeep, deferred remodeling, and cutting back on basic accommodations such as microwaves. They are franchise operators of many hotel brands and their family also reaches deep into the motel market

Are they all part of the same extended family? I know there is a hotel group based in Oklahoma that is also run by Patel’s.

Holy Cow, Austin's on a roll

Last year it was Apple announcing they would build a $1 billion campus; this year, Google has already spoken for the entire 35-story office tower that Trammell Crow is building with completion expected in 2022. It must be either the famous Chicken Fried Steak or else the popular Tex-Mex appetite by Google employees.

For those who don't think Denver and Austin are peer cities it's becoming understandable. It appears Austin is now one tier higher.

It turns out this new 723,000-square-foot high-rise that Google has preleased hasn't even started construction but it's next door to a 29-story building that Trammell Crow also built where Google was one of several tenants. This new building is being designed by Pelli Clarke Pelli Architects who also designed the World Trade Center and the current Salesforce Tower, the tallest building in San Francisco.

Until the recent discussion around Endeavor's Denver proposal I hadn't paid any attention to Austin. They also have a JV with Lincoln Property Co on a new 66 story office tower but I'm guessing they may need some preleasing on that one.

Reportedly downtown Austin office rents are pushing north of $70 per foot at some buildings but the average gross asking rate was $50.30 per square foot. Wow.

Interesting article in the Colorado Real Estate Journal about Prologis, "the world’s leader in logistics real estate."

“The decision to relocate our operations headquarters was significant,” Edward Nekritz, Prologis chief legal officer and general counsel, said in a statement. “It was important for us to put our stamp on a new building and office environment that reflects our culture.”

Really glad we decided to rent vs sell when we moved from Austin last year, haha.

Austin has a lot going for it, but I feel like Denver is planning/managing their growth better than Austin is. I was there a year ago for a conference. The observations I made were that it's not that much cheaper than Denver, and whatever gap there is seems to be closing. With the kind of tech growth they have right now, I suspect Austin will soon be just as expensive as here. However, the airport is a fraction the size of DIA. Their mass transit is also significantly less than ours.

With this growth will come some serious growing pains for them before too long......

Definitely a smart move.

I also read more about Endeavor's The Domain. Facebook has spoken for all of a 17-story building under construction joining many other tech companies in what is now being referred to as Austin's second downtown. Facebook also leased two-thirds of the recently completed 29-story Third + Shoal project.

Eh, we'll give Austin their tech props; Denver is a different kind of wonderful place. Maybe if I were younger and urban-obsessed Austin would have more appeal. But Denver has the right balance of sports and culture that Austin can't match.

I prefer Colorado's four seasons and I've spent too much time camping and exploring the Western Slope to prefer Texas over Colorado. If you don't take the time to get out of the city, you're missing what's awesome that makes people love Colorado. Simply put: I love the Rockies.
