Interesting. This looks like the parking lot next to 509 Vine at the corner of 5th and Vine. Think it's potentially in the works? Would be an awesome project for right here.

I really really hope this building gets built. The area between Vine and Spring Garden between Broad and Del Ave needs this and the other taller proposals that are out there.

Weren't there a few other tall ones around 3rd? Any updates on those?

you might be thinking of this (far fetched) proposal, which was up for sale 2 years ago.

Aaamazarite, I see you fixed the link. It looks to me like only part of the 1301 Market building would fall within the overlay. The National Building footprint is small. The Western portion of 1301 Market should not fall within it: https://www.google.com/maps/place/1301+M...0ccfa3371!8m2!3d39.9526336!4d-75.1621154 Maybe that's why the proposed/were able to propose a taller building?

If I recall correctly, the western portion of the building is shorter than the eastern portion.

SOM's 13th and Market design is screaming for development. A tall glass tower here as they have design will look awesome in contrast to all the old and masonry buildings. Man, someone has to pitch this thing to hell so that it gets developed. The location is pretty damn amazing with all that is going on FDP and Market East, and all the way down to Old City via Market Street.

No height in feet was ever officially announced for this proposal -- 547' was just an SSP guesstimate based on the proposed floor count.

A lot of Philly building threads have been set up this way: with placeholder heights until an official height is given.

And if you look at the link Summers referenced, the image they're showing looks like it's probably only around 500', which would fit with the 499' limit Aaamazarite mentioned.

Yeah, I meant that I would describe it as way better than just “pretty decent,” so I didn’t think he/she was referring to that lot.

Well, I know that MPN Realty has been trying to sell the lot at 22nd and Walnut with the Sunoco gas station. Not sure of the status of the neighboring properties on either Walnut or 22nd Street. That and the lot at 20th and Walnut are itching for development. And, of course, we all have the pipedream of Mandeville being resurrected. That would mean the co-working space and other companies are kicked out of the Walnut Street building at 24th (not sure as to lease terms) and it and the adjoining Sansom Street parking lot developed. If the Walnut Street building was redeveloped for Mandeville or another tower, that could also help facilitate new construction office. It is 8 stories, houses a number of tech companies, and is leased at nearly 100%. Not sure of pricing now, but as of 2014, rents started at around $32.50 a square foot, which was comparable to Center City trophy space. (CoHo rents started lower for people sub-letting through that co-working outfit).

And, then, there is always the parking lot and Rite Aid at 23rd and Walnut...

Developers and investors really don't want the details of their projects broadcast until they are ready. And then they do and only welcome chatter on forums like this. When I have direct knowledge of a project in the early stages, I try to be sensitive about it and not give too much detail prematurely.

Lots of hang wringing over the height of a proposed building that can't move forward until it a large tenant commits - could be years and ultimately, the size of the tenant will dictate the final height and design.

And re 5th and Vine and pretty much all other renderings floating around websites of architectural firms - are these EVER serious? It seems that virtually every real project is announced thru the developer who releases renderings that we've never seen before. I'm not sure developers want images of their projects floating around the internet before they're ready to make an announcement. So to me, any "project" found on an architecture firm's website is unlikely to be ever be a serious project.

Summer, so let me ask this question; do we potentially have 3 towers going up in this area? 2 at 4th and Vine Street and 1 at 5th and Vine?
