I'm pretty sure those are (mostly) older stock. The plan seems to be to eventually redevelop them in the future into higher-density buildings. https://www.burnaby.ca/Assets/city+servi...ommunity+development/LUM+-+Brentwood.pdf

Those were built in about 2007/8 and are strata.

How do you know that that's parkade?
And not, for example, Amenities?

That drawing seems to give no indication one way or another and you just seem to be guessing.

And furthermore, both the renderings and the schematic plans they have on their own website seem to support the view that they are the latter (Amenities).
For one thing if we're to go by the renderings (equally unreliable) you almost never put glazing that large and that high for parkade structures. That's a waste of money. And the schematic plans for the amenities they have there also support this notion showing amenities space on ground level.

Secondly, if the rezoning application for the phase two part indicates that the project will have underground parking, then what's the logic that the phase one would have above ground parking (equally wasteful use of usable above-ground floorspace) when it could be placed more efficiently underground?

Usually the only time it makes fiscal sense to have your parking above ground instead of underground would be if your project is located in a location where it would be considerably more expensive to excavate and maintain an underground structure - like the aforementioned high-water table, swampland, unstable soil structure locations.
This site seems to fit none of those conditions.

So what's your reasoning for coming to such a conclusion?

Yup.
If you look at the amenity plans on the Concord Brentwood website, the parkade is fronted by a narrow amenities strip (on the P_ levels)
- so the amenities get windows, and the parkade is pushed back into the hillside.

Yeah, Gilmore Place units will suffer from such a horrible Skytrain noise and won't be appealing to live in.

Concord could have included a few floors of office or other commercial use at the base and then built residential above. The development right beside Holdom Station comes to mind as its a good overall mix.

Concord was supposed to have some retail in Phase 3. Not much, but really, more retail isn't required, considering the nearby available options.

Brentwood isn't Surrey Central, and companies like having centrally located offices near other offices (AAA grade).

The "towers on stilts" design is also supposed to preserve views from Lougheed Highway down into the central valley.
I'll bet that the first floors of condos will be closer to the level of the guideway than shown on that schematic drawing.

The pockets of retail plan is similar to Pacific Place.

Shouldn't this thread be U/C , instead of proposed?

I believe that is a luffing crane. They're usually used when space is limited. They don't seem to be used very often so I assume they're more expensive than standard tower cranes.

To be fair, I'm pretty sure he means nobody wants to live facing a guideway out their window.

The skytrain track should be shorter than the podium at Gilmore Stn.

Companies like opening up offices in Surrey Central to find underpaid workers.
