I like what they are doing to that ally. I hope that becomes a thing in Denver.

^ Wow those three are great projects-impressive indeed!

Oh btw maybe those 1,200 RTD park-n-ride spaces could be put either underground or above-I really like that term-Midtown suits very well.

The name Endeavor rang a bell but it's been so long since I followed stuff in Austin... but yeah, they've got a nice looking portfolio of projects. They've also developed sites so this seems to be well within their wheelhouse.

The whole Baker-Wash Park-Cherry Creek area would be considered Midtown in other cities but for some reason was never called that in Denver. There’s another area that has branded itself midtown up at 67th & Pecos.

We may have to go into the boxing ring to settle this one.

"Denver is a great market and we are really excited to have the opportunity to develop a premier transit oriented development site as our first project here," Charlie Northington, a managing principal at Endeavor, said in the release. "We understand the historical significance of this site and believe the Broadway Station neighborhood has the potential to become Denver Mid-Town in the near future."
Speaking of their track record.
Quote:
Endeavor has several large projects in Austin and Nashville, and, according to a press release from the company, it is best known as the master developer of northwest Austin's 300-acre mixed use project called The Domain. It recently started construction on a 30-story apartment tower in Austin and a 20-story office building in Nashville.

“We have two decades of experience in executing mixed-use projects and that experience, coupled with the natural synergies between Austin, Nashville and Denver, make Broadway Station an ideal expansion opportunity for us,” said Northington.
Spending a few minutes on Endeavor's site I noticed The Domain which looked impressive but I wasn't sure exactly what their role was.

They make it sound very promising.
Quote:
“Being such a unique part of Denver, we want to create a mixed-use destination lead by retailers and restaurants with design characteristics that feel authentic and fit into the fabric of the neighborhood,” Daniel Campbell, a principal at Endeavor, said in a press release.

Denver-based Shears Adkins Rockmore is the master architect on the project, and Los-Angeles based Rios Clementi Hale Studios will contribute to the design of the office component. Kimley-Horn will be the project's civil engineer. JLl will lease the office component.
I had been concerned it might be too easy to dumb down that site but it sounds like Endeavor is the right developer to best execute the master plan vision.

Having just moved from Austin, Endeavor is one of the shining stars of developers down there. The Domain I'd give a B+. Good density, but the street layout is kinda wonky and there's no for-sale housing in the development, despite being host to HomeAway, Twitter, and several other big names...plus the layout effectively splits The Domain into two mini-hoods, which aren't super walkable/bikeable from one end to the other. We would've bought in there, but alas....

Their big project now is Plaza Saltillo on the near east side. That is going to be a huge home run of development. Great mixed-use (Whole Foods + big-name local restaurants + retail + office + market housing + low-income housing, right along the train line, decent density (would've been more had NIMBY city council members not interfered).

If Endeavor has their name on something, chances are it's going to fit what the crowd in here tends to look for.

I vote for another name. Almost every city in North America has a midtown. We already gave up North Cap Hill for the painfully generic Uptown. I'd prefer something more unique to Denver. Let Adams County have this one.

Nice to hear positive things about Endeavor. Looking at photos of their Domain development in Austin, it just looks like... a mall. Glad people who've seen their projects in person esteem their work.

Eventually. RTD's property is not currently part TIF district so there's no sweet subsidies available. But hopefully that's something that will occur in the future that will allow a proper station to be built versus the Uganda Railway-esque one that is there now.

Plus you'd have to work with RTD and who in their right mind would would go through that aneurysm inducing process? Better to work with the city where they will (hopefully) kneecap anyone who gets in the way of your development.

We could just use one of the designated neighborhood names like Baker or Overland. Kind of like those boorish, obstinate folks who continue to insist that River North should be called Five Points.

Thanks for the personal feedback; I sometimes forget you're out there.

Bingo! The 300 acre site started in 2003 as a JV between Endeavor and Simon Property Group - think Cherry Creek Mall. That was prior to Austin's tech boom. Once their tech boom kicked in Endeavor upsized their mixed use plans. See photo examples Here, Here, and Here.

Quote:
The Domain is a high-density office, retail, and residential center owned and operated by Endeavor Real Estate Group, TIER REIT, Inc., Simon Property Group, and Stonelake Capital Partners and is located in the high-tech corridor of northwest Austin, Texas,
This is the type of development that appeals to many tech and other companies; it's more of a mid-rise density, mixed-use area with good access. Denver lacks this type of setting. Their suburban office parks are dated in the sense that they generally lack the mixed-use appeal. Btw, this is what has attracted office users to Tempe and Scottsdale AZ so I'm used to the look and efficacy.

Downtown Denver is special in it's own right; it's a different sphere of influence and topic. My point about Endeavor was that they've done all types of development including larger sites. As opposed to 300 acres, the Broadway Station site is only 7.5 acres; it is well outside of downtown but has a mixed use vision which Endeavor seems fully capable of executing.

Why not just call the whole area Broadway Station? It’s a weird area as it is nudged between West Wash Park, Baker and Platt Park. The old-timers will know it as the Gates Factory.

Nah, it'll be distinct from the surrounding neighborhoods, just like Rino, so a name of its own makes sense. I'm not one of those boors. How's Deep South Broadway? Or Mid-Broadway, similar to Mid-Wilshire in LA.

More seriously, I'll propose Gateway. Pays homage to the site's Gates Corp history, while also marking the area as an entry point to the city center. Broadway Station works, too.

I like BroTown- it's authentic and reflects a city that isn't pretentious with deep roots due to it's strong nativist culture.... Seriously, Broadway Station makes a ton of sense and is the catchiest one in my mind.

Denver Banked $9.4B In New Construction Last Year. Will 2019 Keep The Pace?
JAN 24, 2019 BY BEN MARKUS/CPR
Quote:
Ken Schroeppel, an assistant professor at the College of Architecture and Planning at the University of Colorado Denver expected things to slow, but “here we are, about eight years into an economic expansion, and things are going well.”
Other than some ebb and flow I don't see any significant pullback in Denver construction. Denver just keeps adding to its diversity appeal.

Not directly related but several chip maker stocks are popping due to a 'surprise' in strong earnings related to the rollout of 5G in Taiwan, China and the pending prep domestically; just one more fresh frontier to keep things humming.

I think it'll just be called Broadway Station in the same way that the area immediately proximate to Union Station is called Union Station.

I guess the difference is there is actually a station named Union Station.
