So has the residential for this already been approved? Just curious since some friends said they attended a presentation session for Oakridge and another development in Horseshoe Bay(?) on Saturday — in Hong Kong.

It makes sense because HK condo is even more expensive than these Oakridge condo. Some people may not know BC realty market and just buy the condo based on the presentation. It is hard to find another government who is so greedy as HK gov and totally ignore the basic need of their main street people. I heard a family of 7 living in less than 400 sq.ft. condo in HK. The recent news show some new condo with only about 130 sq.ft. Oh boy.... I don't want to say that but it is just like animal shelter. Both new and existing condo price is dropping at Hong Kong now. Another 20% is predicted in 2019. It is a result of raising interest rate, capital control from China, the trade war between US and the world, and more.

From what my friends said, the PH and some of the expensive units were sold. Other units, not so much. But I stress this is only word of mouth from my friends. I think they went early Saturday, so no idea what it looked like by the end of the weekend

Yes this phase is fully approved. Passed through the DP board on Oct 29th.

Could someone confirm that the new speculation tax cannot be skipped on the 3rd or more properties even if the properties are rented out by the owner ?

For resident who pay local income tax, if a property is vacant, the tax are around 0.25% property tax, 1% vacancy tax and 0.5% speculation tax. For a $500K property, it is $8250 tax per year !

For foreigner or non-resident who don't pay local income tax, if a property is vacant, the tax are around 0.25% property tax, 1% vacancy tax and 2% speculation tax. For a $500K property, it is $16250 in tax per year !!

I asked my agent but he did not know... So I try my luck here.

Some people have more than 2 properties, like a primary home and more than 1 rentals. This tax is going to reduce the ROI and also reducing investment into rental units. Metro Vancouver will have more than usual condo supply next year, do we have enough primary home buyers to absorb them ? I wonder.

I can almost guarantee you that he has no more information than you have.

Talking crap about, and talking down other projects that are not Gilmore Place is kind of his thing around these here parts.

Well that and you looking at the price when its built in 4+ years not the price its currently at. The market is predicted to go down for the next 2ish years and then rise sharply barring a major economic event.

Must of done a hell of a job of marketing to sell out one tower already by now. Possibly a ton of retirees?
