Very nice , more buildings like this downtown around 4-5 floors is good. I wouldn’t mind seeing more size downtown, but these infill projects are good.

Ps. I’d hate to be the person with the patio over the entrance to the underground parking lol.

Indeed.

While height adds layering and visual appeal to a skyline, by and large downtown densification will be achieved primarily with relatively low rise infill such as this. 170 Victoria is an excellent template for where the downtown should be headed.......

(a few more high rises would be nice too).

MonctonRad, hate to say it, but yes, you are loosing your coconut! (Answer to your Concert thread post)

See your post here from June 2012 within this thread on page 11:

That said, that is one nice looking apartment building. Flat roof? Does this mean cement construction = crane?

I actually remember the previous post from 2012, but I wasn't entirely sure it was the same property of not. I was too lazy to go back and recheck the thread to find out.

Regardless, they have updated the design (for the better), and I'm glad to see this finally proceed. I would be very happy if this neighbourhood filled up with similar buildings.

As for the crane, this is only a four storey building. At most it will be a mini-crane

Signage is up for Timber Lounge (an axe throwing establishment) next to the Pumphouse Brew Pub.

I'll park a cart outside selling ziploc bags and crushed ice for $100 each.

Throw in a few baggies of newly legal cannabis and you've got the makings of a fun night. Especially if you're a personal injury lawyer LOL.
I'm just being an ass. I will actually try this out.

I see this abandoned warehouse, next to the Resurgo Museum, has finally been demolished.

I'm not sure, but I assume it'll rhyme with "barking rot".

In all seriousness, it's nice to see both ends of Lester Ave improve (even if it's addition by subtraction), along with the renovated offices in the old bus terminal off St. George. Hopefully more positive projects will spread down this street.

Before development plans I remember seeing a similar plan to the one for the old Lyle's at the corner of St George & Weldon.

I do hope it's something else then a Parking lot.

does anybody know when the development on the corner of vaughn harvey and main street will start? after the fitness center there hasn't been much going on there.

i also heard of something that might be built besides staples on main. is that still a go?

The Project at the corner of Main, and Vaughn Harvey has been at a standstill, and they have given a few reasons.

Beside Staples keep in mind whom own that and there have been several projects planned, and then abandoned. But this last one we where told would be a go After the Hotel next to the Avenir Centre is done. But I'll believe it when I see it.

There is a Rezoning Meeting for the property located at 69-71 Archibald but with the details listed I'm guessing it's the potential build on Victoria Street with parking access on Archibald. It would be rezoned to build a 4 story 32 unit building. Hope this rezoning plan passes.

While my fiancee was at the spa during our Moncton trip, I took a little walk up Botsford, along St. George, down High, and then back along Main. Here are a few photos and musings, primarily from the St. George segment.

A recent infill development at Victoria and Botsford. Would love to see more of this (perhaps with a slightly improved ground floor facade) in Moncton, and even SJ for that matter:

The area between Main and St. George is ripe for intensification, though I wonder about the fate of the many smaller 1-4 unit houses that typify the neighbourhood. Do they have enough heritage value to warrant saving or should they be sacrificed for increased density over the long term?

St. George is a commercial street with a lot of potential, with many parking lots and smaller buildings that could be restored and/or redeveloped. It's heartening to see signs of reinvestment along the street.

I'm hoping there are plans for this building, next to Dolma Foods:

Speaking of Dolma, it's a nice building, although I'm bothered by the parking right at the corner. That being said, I can understand why a grocery store would want a bit of parking - it just should have been at the back.

Noticed several neat murals like this one brightening up otherwise blank walls along the street. Certainly higher quality than a lot of the murals we're getting in SJ.

Nearly a whole block of buildings that seem to have been restored:

Jumping now to a recent-looking development at Dominion and Gordon:

Finally, on the walk back - 1222 Main awaiting the treatment its sibling, 1234 Main, has received:

I wonder if Crombie is contemplating demolition of 1222 Main. It would certainly open up a bit more land along with their parking lot for a larger development.

That's all from my downtown walk. As always, I enjoyed my time in Moncton and will return!

Article in the T&T confirming our previous rumour. Applewood Smoked BBQ will indeed be opening in the old Keatings location, possibly as early as February.
https://www.telegraphjournal.com/telegraph-journal/story/100813611?source=daily-digest (paywall)

The restaurant will open for both lunchtime and evening meals, and will feature smoked BBQ and "poke" (apparently a traditional Hawaiian food). A quick review of Wikipedia suggests poke is essentially "Hawaiian sushi" and can be served as an appetizer or main. There are many different types of poke, depending on the ingredients or the type of fish used.

With Pizza Girls/Katch Seafood next door, and the Rouge lounge, the Furnace Room bar, Tokai Ramen and the Third Glass wine bar in the same building, this will create an interesting little clustering of quality entertainment related businesses only a few blocks from the Avenir Centre.

Regarding 1222 Main, I really hope that Crombie intends to refurbish it in a similar manner to 1234 Main. That certainly was their initial intention. It would be a shame to demolish it. Downtown has precious little height as it is.

1234 Main is currently at about 80% occupancy or so. At some point, increasing occupancy at 1234 will likely trigger redevelopment at 1222. This could be one of the five potential construction projects downtown that the city mentioned when they justified expanding the geographic boundaries for the downtown development tax incentive zone.
