Has anyone heard anything more about the Turners Dairy townhouse project at Quebec and 17th? I went by today and the sign looked a bit faded. Rezoning application was April 2017, so closing in on two years ago...

Well many units sold I guess lol. I know the project across the street was seeing a couple million for each townhouse. They bought the land on 8th for cheap and lucked out as prices rose rapidly after the Broadway announcement.

Between 8th Fir and Granville is more desirable as you don’t get cross traffic due to the fir street off ramp. 8th between Granville and hemlock you get a bunch of cross traffic and on 7th you do as well.

When did the Aoyuan building (The Granville) change into a spandrel-clad cousin to the Ellsworth (on Main)?

I initially suggested it was by the same architects - but it isn't. As Feathered Friend noted on the City Duo blog, the UDP rejected the initial design, and one suggestion was that the big balconies on Granville should be reconsidered - which seems to have happened.

Of course, our city can’t simply hit pause while all of this is going on, so we’re glad to see the continued growth of rental housing along Fraser Street.

Hannah and I have often talked about why the area around Fraser and Kingsway is fast becoming one of our favourite areas of the city. That’s not to say it wasn’t attractive before, but the combination of old businesses and new retail space has created a real thriving hub. Plus the new rental housing options in the neighbourhood help ensure that a night out with our friends doesn’t result in a several hour long commute to the Fraser Valley.

That said, it might require a walk up the hill that begins at Fraser and 20th Avenue, as the western side of that block is proposed to bring more of the housing our city needs. At least that seems to be the hope behind the first pre-application notice we’ve received this year that proposes to bring a mixture of 62 townhomes and apartments to this area under the Affordable Housing Choices Interim Rezoning Policy.

Not sure about du jour lol. it's been around for awhile. Ie spectrum. But yeah gimmicky. And the worst I find is when it's "random"

It's random because they're moveable perforated metal screens. "They have been proposed to alleviate privacy and overlook issues raised by neighbours adjacent to the project. On the southwest facade, the movable screens also serve to provide a substantial solar protection and prevent overheating."

I think the colour panels look great, and adds interesting elements to an otherwise mundane block

I don't think this is correct. Ellsworth was designed by MCM, who kept the same massing as an Arno Matis design commissioned by a different developer, but cheapened the facade. IBI is listed as the architect for The Granville.

You are completely correct, and I was mistaken. IBI did the towers behind Ellsworth (Social, and District), but MCM did the redesign of Ellsworth. It's correct on my blog - I should obviously read it!

I've noticed MCM and IBI design somewhat similar midrise buildings. The so far unbuilt Davie and Granville building is by MCM, and Spot on Cambie (which has an angled upper part a bit like The Granville) is by IBI.

looks like Dunbar Terrace is ready to rent. Still couldn't tell if someone has taken the large commercial space. North corner is For Lease.
