I looked at buying one of these, but they weren't ready when I needed to move. IMHO, there are two things holding them back from selling. 1. there are other options nearby (both rental and for purchase--Portland at the Park is probably getting people who are on the fence) 2. it's still pretty rough around there. When the places to the north open up, and Ro2 starts getting built/filling in, there will likely be more interest by people beyond the early adopters. They will sell when there is more family foot traffic.

I had a friend who bought one and went in afterwards and replaced the doors and smoothed out the skip trowel stucco job (or it might have been popcorn). Really cheap finishes. she bought it since it is a two story on the park which will eventually be an amazing property. i think she paid over $600,000

ps. she decided not to move in because of all the homeless in the area. renting it out and bought in portland place until the neighborhood gets better.

The Toll Brothers project (Thomas east of Central behind Panera) was back at the Encanto VPC tonight. The previous site plan called for 4 stories of apartments wrapping 6 stories of parking. The new plan has 5 stories wrapping 8, going from 256 dwelling units to 323. Pricing would start at around $1300 for a studio.

One more floor of residential is good (I'm assuming this is due to Creighton's development?) However, 2 more floors of additional parking seems to add a bit too many spaces?

I told them there was too much parking. They claimed that they were at about 1.6 spaces per unit and the city required 1.5. This hearing was just for a change to the height stipulation.

Speaks volumes about how developers are cramming units in when the garages go that high compared to the rest of the development.

Property rights aside, I hope Phoenix gets to a point where it can legitimately start saying no to these projects in design review.

Yeah the project has been brought up but first time seeing that rendering. Looks better!! This should break ground any day now as permits have been pulled already

These projects may have been discussed in the past, but I was browsing the Davis Experience website after seeing the R^3 project and does anyone know if these two projects below are actually happening? See below...

When I reached out to Lisa Davis in early January of this year, she stated the following:

"The Creative House project is adjacent to the City owned property at Ro2. It is not a part of the recent RFP but is envisioned to be a catalytic and complementary piece of the Roosevelt Row Arts and Cultural District. Development plans have not be finalized at this time though we are optimistic that it may be developed concurrently with the RFP property.

We too love the W Hotel project next to Talking Stick Arena! It would be an outstanding addition to the downtown Phoenix skyline. Though it is dormant at this time, we are unaware of any other plans for the property and believe that it may once again be a possibility, as the economy and energy around downtown grows more robust. "

The response to Creative House doesn't make much sense as it is proposed on the SE corner of N 2nd and Roosevelt. This lot is slated for the RO2 development as part of the 7 floor office building between Knipe House and Roosevelt (see snip below). If RO2 continues as planned, Creative House cannot happen (at least not in the proposed location).

As for the W, I'm wondering if it (or something similar) could be put back into play if the Talkin Stick Arena renovations get underway?

This project is not part of Ro2 develoment. This is a Habitat Metro one
