Useless councilor. He was opposed to 6 new homes in fort gary in the TOD area. An investment of 2M+ turned down and I personally know of at least 5 other infill developers that will not invest in his ward because of his decisions with my projects. Nobody wants to tie up that kind of money when the councilor and residents would rather have run down properties than brand new homes. Sorry for the rant I'm just so fed up.

Yes that is one reason I give Matt Allard a fair bit of credit. He has stared down some highly organized and vocal nimbys over the last few years. Eventually the locals will appreciate the development, but in the short term it takes political courage.

Orlikow is cut from the same cloth as Brian Mayes. They hold themselves out as some kind of forward thinking guys, but if you can assemble three cranky people to oppose some trivial variance application then they will be there, ready to go to war on their behalf.

Please don't apologize for this – it's insightful and needed. We need councillors and the mayor to hear things like this more often. Not that you should have to, but it would be excellent to make a bigger deal of this – perhaps go to the media. Local news is starving for stories these days.

Matt Allard is a fantastic councillor – I'd like to clone him for every ward TBH.

I wish ever councillor was more like Matt Allard. Basically if you reach out to him regarding a city issue chances are he will talk with out about it and actually be informed about it already or try to get informed. And that is not just people he verifies as being in his ward.

Heard speculation he could be working towards a mayoral run when Bowman is ready to leave.

^Yeah – he'll try and help you with anything, regardless where you live. And seems genuinely interested in listening to and helping people – and is not afraid of angry mob residents, corrupt unions, or other councillors. He's a pretty progressive guy, and pro-business, especially when it's local.

Would fully support him in a mayoral run, think he'd be an outstanding leader.

Agreed about Allard. At my last appeal hearing he was the only one not in support of the appeal and on my side. I will definitely be looking for opportunities in his ward.

I honestly wish you God speed on that. St Boniface is an especially trying place for enterprising real estate developers. Hopefully the tide will turn on the nimbyism

Im going to consider this but at the same time I also dont want to get on the councilors bad side. Im 30 years old and develop maybe 20 homes a year, so I've still got a long a career ahead of me that I need to consider. I also dont have hundreds of thousands of dollars a year to spend on a legal and p/r team.....yet.

While central/north St. B can be challenging, Norwood & Old/Central St. Vital are "booming" (in Winnipeg terms) with medium density infill. I think you would have lots of success in that area, which is also Allard's ward.

Even in central and north st. b there are infills popping up regularly.

Yes, I'm starving for more local news besides the current foreign stories of Huawei, Donald Trump, Brexit that I see on the local newscasts.

We were on a roll a few weeks ago with all those transit assaults, fires, etc... Too many dog stories...not just on CBWT.

It's hard to comment one way or another without knowing the proposals. Maybe they were gross stucco pieces of 🞵🞵🞵🞵 that rightly were turned down.

The 15 storey Osborne Place in in for zoning. That is the 2nd phase to the new white building at Confusion Corner. It will have 4 or 5 storeys of automated parking. They appear to be moving ahead.

Nope, I had to submit the plans for planner approval, they were two story homes with the exterior facades being a combination of lux architectural wood grain panels, stone, and hardie board with stucco on the sides and back. I even had to provide them with final colors during plan approval so we even included very nice gray and red feature doors. Concrete steps as well, not the cheapo wooden steps you see on some infills. Very similar to these

That's nice to hear.

Wonder if MoneyMart will move in to the business centre?

That's great. They really had no choice but to go ahead though, they've had issues filling the first building because most of its parking is in the non-existent second building haha.

^ Colour me surprised that this project is headed for complete build out in what is, by local standards, a blistering pace.

Orlikow cherry picking. Go figure.

One comment he made I would agree with though, and is something we discussed recently. What standards or otherwise are in place for infill development in terms of aesthetic requirements? Is there anything? Is it neighbourhood oriented or is it just a free for all that the city reviews case by case?

I would agree that a mish mashed approach to this can lead to some discontinuity in the nieghbourhood. Maybe that isn't necessarily a bad thing though.
