^Is it going to be a Broadstone property? That horizontal, flat roof that extends over the edge of the building looks familiar from other Broadstones. I've heard that feature derisively called "the cracker" by those who don't like it.

No worries! It's another MetroWest development...this one has been in the pipeline for years it seems...

The design also blends well with the surrounding brick buildings on 3rd ave and McKinley! Definitely a nice addition!

Agreed. Looks like a fancier Union @ Roosevelt and will tie perfectly with Townhomes on 3rd across the street and also McKinley Row on 4th Ave. If memory serves me right, it was supposed to be a mix of townhomes/condos and apartments as well? Ground retail as well of course. Did the plans ever pop-up?

Hi, folks. I went for a walk just before sunset and got some downtown progress photos even though it's freaking cold.

The Stewart and Link in the same photo. I love them.

I don't think we get many shots of the NAC project on Second Avenue and Fillmore, so here it is. Plus my shadow.

Also: Construction equipment has appeared at the Akara Kenect site. Nothing heavy, just a couple scissor lifts for now.

That’s better than nothing I guess...man, there’s been no movement on it since it “broke ground.”

I saw those walking by last night, but I'm not sure they are there for the project unless it's just to trim tree branches before removal.

This usually happens with most projects. Block 23 sat for nearly 2 months without any movement and Link went about 3 weeks before equipment arrived onsite. Heck, Stewart went about a full year

The lot has some trees and 1 or 2 street lights that need to be taken down, I assume thats what the scissor lifts are for.

Silly question, but the hotel Cambria web cam is back up but it is pointed at the crew and loading area and not the hotel itself. Is that something I can change or is pointed where they want it?

Ha, I noticed that too! It took me a moment to figure out what I was looking at. I'm sure they will adjust the camera angle soon. Just glad to see it working again. Cambria has actually moved quite a bit.

Yes they are moving quick. That lot is so small. It amazes me. Should look great with that height on that small lot.

If someone has a few minutes to log into the Phx Rising website there is an article on a new project called Central Park. The project is slated for the Northeast corner of Central and Indian School. There is a drawing with eight towers of various heights, the article gives a brief description of the site plan as it looks in the initial proposed phase, which it also mentions is subject to change. I cannot link to the article on my phone, sorry...

New Project: The Central Park

Phoenix, meet your newest mega-project!

Pivotal Group, a private equity firm based in Phoenix, is seeking to develop a 2.3 million square foot project on a vacant 15-acre lot on the Northeast corner of Central & Indian School (4141 N 3rd Street). If early documents are any indicator, the project is very ambitious. The proposal, filed with the City of Phoenix in late October, outlines a “high intensity, walkable urban mixed-use development” consisting of 8 large towers with heights up to 390 feet, all perched atop a massive 60 foot tall ‘podium’ that would create an elevated park, conceal parking, provide space for retail, and create a pedestrian ‘canyon’ between the buildings leading from the intersection of Central & Indian School towards Steele Indian School Park.

The plan includes the following:
•Two Office towers on the main corner will reach 250 feet and 280 feet tall, and provide 760,000 total square feet of office space.
•A 200-room hotel will sit along the South edge of the property and will rise to 200 feet.
•Three additional towers, each rising from a single larger structure connecting them all, will sit on the East edge alongside Indian School Park. These towers will provide a total of 250 residential units and reach 200 feet.
•Finally, two freestanding residential towers located at the North end of the property will provide another 400 residential units for a combined total of 650 units. These towers will cap the property at 390 feet tall.
•Between all the structures, retail/restaurant space lands at 170,000 square feet. Parking lands at 4308 spaces.

The plan is still very much subject to change and the project must still clear a design review, a rezoning, and obtain variances for the height and frontage style. If constructed as currently planned, The Central Park would be one of Phoenix’s largest developments and also one of its tallest. Currently, 44 Monroe stands as Phoenix tallest residential tower at 380 ft. No timeline is yet stated for the project.
