A 905 sqft penthouse unit in the first tower is renting for $2,500. It's not outrageous, but the location is just so off from where most people work.

I could live in that if it's just me. Add another person even a significant other and there just no space. Bedroom doors opening right out into the living room? No thx

eek. and here i thought penthouses were supposed to be grand... i cant call anything under 1,500sqft a penthouse. its just a small apartment on the top floor. a penthouse is supposed to be like a "house" not a small apartment.

Ah, the unit is actually a sub-penthouse. I remember looking that there are only four units at the top, so the top floor ones are likely larger. It's not said though, as many penthouses can be small units as well with no grandeur.

Save on doesn't do much finishing inside their stores anymore, basically throw in shelves and equipment for the deli, bakery etc.

thanks for the pics, driving past you don't get a good idea of how much is in there.

That's a great looking Co-Op. Just goes to show that it is definitely possible to have cost-conscious housing without it screaming "cheap" or bending over backwards to look avant-garde or architecturally distinct.

I’ve become something of a fixture at the UDP, as I’m usually the only member of the public at these regular fortnight meetings. When the discussion is happening, my fingers are a blur typing notes on my cell phone, but while the panel deliberates, I’m left to myself, pondering in relative silence. The thought that most often pops into my head is why on earth are city staff, individuals who have spent years in university studying urban planning and design, forced to bring every new Vancouver Special to the panel for an hour long review.

Even though this proposal is on a steep slope, the design of this 7 floor mid-rise building is all too familiar for anyone that has driven down almost any of Vancouver’s arterial streets. Still, it will be a little unique as, though there is a unique set of design guidelines for the East Fraser Lands, this project is just outside of that catchment area. One could say that it’s a delicious little proposal, as edible berry bushes will be part of the building’s greenscape, but ultimately the panel felt that the landscaping left a bad taste in their mouths.

I'm late here, but...

Wow, this is quite possibly the strangest (and worst) place Vancouver has decided to put medium-density development in.
At least it'll have a nice view of the Richmond farmland.

Its going to create a commuting nightmare, without a doubt. This area of town is about as far from anything as possible, and wont see rapid transit in any of our life times.

That being said, its quite nice ignoring the above. River is there, nice scale.

There is a ROW for a future light rail line (one of the places in the metro where I would actually advocate for LRT over skytrain technology) connecting to the Canada Line. Hopefully that happens in the medium term.

I wonder, medium/longterm, the industrial lands adjacent to this ROW are going to look very attractive to developers...

Thus making LRT much more viable.

Albeit Knight Bridge acts as a barrier of sorts against residential coming from the east.

I'm with everybody when it comes to the inevitable transportation problems associated with this project. There is currently only one FTN transit route serving this project. At the very least, they should have another one connect it with Joyce Station via Boundary Rd.

South of Marine Drive minus near the Canada Line should have been reserved for industrial/mixed industrial-commercial usage.

41st Ave is a better east-west corridor for LRT/Skytrain anyways.

The advantage of this area is the train corridor already exists and is connects with the old CP line along arbutus.

I am not certain why some posts are so negative about this location and commuters. This location provides convenient road connections to major employment centers in Richmond and Barnaby. Agreed transit in the area needs some expansion.
