^ No way the Fore proposal is 15 stories. They bought a 2.7 acre lot (which includes O'Neill) and 322 units isn't enough to become a highrise.

I'm going to wager that it will be similar in density and style to the Columbus development, so probably 6ish stories. Razing O'Neill is a huge win in lieu of significant height--that should have never been built downtown.

Aspirant's Duo on Fillmore across the street is proposed for that kinda height.

I'd welcome a Whole Foods Market all day long. The new DUS neighborhood has two grocers within two blocks. The King Soopers I'd assume would be very similar to what Fry's will be. Their Whole Foods Market is amazing; you stand in line for their express checkout waiting for the next of like eight express stations. They have seating both inside and outside, do a ton of lunch business. They also have some tie-ins with Amazon.

Or How bout something closer to home, do you think people in Vancouver don't go to Canucks games because the traffic is bad up there?

Why, though? I stayed at the Georgia Tech Conference Center which is not even the main campus and was in walking distance of Barnes and Noble, Amazon, LA Fitness, CVS, several grocers, etc.

ASU has its main building across the street; the tallest tower in AZ is across; a great mixed use lot at OCPE is across... I agree w/ those saying the County is wasting the Security Building -- those would be gorgeous condos, and that corner would look amazing with cafes/boutiques.

It is crazy to me that ASU has not attracted a bookstore, Apple/Windows, Best Buy, Target...

Are any of the Fillmore projects mixed use? With the RFP project and Vig/Cibo, Fillmore could make a great neighborhood main street and connected PBC to Grand. I am assuming that hoping the Victorian home that is adjacent to O'Neil might become something is crazy?

Also, any news on...
1. Sazerac?
2. Revolver, and the two warehouses to its east?
3. The Tavern?
4. The building adjacent to Matt's?
5. The original Matt's?

Between this and OCPE [minus the dead space on 1st St], Phoenix finally looks like it is attracting great projects. 1 tower and a garage should never be tolerated again, and by the looks of proposals like Central/Adams, it seems those days are over. I don't care if the retail mix 🞵🞵🞵🞵🞵 or the towers are short; the bones are at least being built for a city with multiple uses per block.

BTW, any word on whether the Brewery [OS..forget the acronym] is still opening streetside at Monroe/3rd St? The entire CC should be lined similarly, but I'll take it if so. Also, 1 downer comment -- the lack of retail in the Adams garage, the Renaissance arcade, RenSquare, and Phelps Dodge.

Huh? The Link is 30 stories tall and only 257 units. There is indeed enough land and units to build a highrise. Its about unit sizing, corridors, and amenity spaces that determine units/floor. Anything is possible these days with how developers are becoming more ambitious.

Agreed. 324 units could easily fill a high-rise even with a large lot (Stewart is 312 units at 19 floors on 1.25 acres). However, after researching this more, I found the height is listed in the alley abandonment request. It will be 7 floors. Development will also be mixed use with active street level retail. We'll get more info today after the plan review hearing after 10.

No, you're not crazy on possibly rehabbing the Victorian home. I walk by it by work every day and would love to see something done with it. I'm not sure what Items 2 and 3 are.

As for 6, I'm assuming you mean the Pizza Hut? If so, I think it should be closed by now. Their new location at the garage retail opened last week I believe

The discussion about breweries reminded me that I forgot to post this project. It's a pre-app, so it's in the early stages:

922 N 5TH ST - GREENWOOD BREWING - PRE-APP FOR A NEW BREWERY AND TAPROOM. BREWERY IS NEW BUILD, TAPROOM/BAR IS REMODEL / ADAPTIVE
RE-USE. 2 LOTS TO BE COMBINED.
