I see they own City Centre (and the Boston Building). I wonder if that includes the parking lot to the west of City Centre (NE corner of State and 400 South) - another significant development opportunity. It looks like they have the ability to construct just about anything. If you took down the eyesore on the NE corner of 200 South 200 East I would imagine you would go as tall as economically possible to offset what I imagine are the substantial costs of demolition.

I did some digging and found the following:

I would guess this is 3 test borings along 2nd East and 5 test borings along 2nd South.

I found an old plan for the site prior to it being sold: http://www.cushmanwakefield.us/en/properties/e2906-1?p=1&pl=no

Both this building (205 E 200 S) was bought by Unico at the same time they bought 250 E 200 S. The same owner is listed for both but it may be a typo for the 250 E building: UNICO 205 EAST 200 SOUTH CENTER LLC

Looking at the Unico page for properties in Utah it only lists 3 but, 250 E 200 South is the only property that is listed under the development option: https://unicoprop.com/properties/?p_service=86&p_region=72

I doubt they would bring down the 16 story 250 E building for a new development when the 6 story 205 E building sits empty and they have test borings around the 205 E property.

So while it is early to speculate, as long as the building is over 100' tall and 375' or less, the permitting process should be quick as the planning commission review would be relatively short as no CBDR would be needed.

So what are the thoughts that will take the place of the current building?


It looks like they wanted to convert the Data Center to Office and build a 7-story parking garage adjacent to it. Not a fan of the parking garage on the street, but like the re-activation of that corner. My office is an a re-used data center, and the building is now filled creative office space.

That's the rendering in the link, which Makid said was before the building was sold to its current owners.

Between The Birdie going in on the parking lot on the SW side, and what's looking like the potential redevelopment of the NE corner, that could be a much more interesting intersection.

I would prefer the Multi-Ethnic Highrise get a re-cladding/renovation as opposed to being torn down.

Also, different topic, but whatever happened to the proposed renovation of the Pickle Company Building? Didn't the group that owns it win grant money a year or so ago? I went by there recently and it doesn't look like anything has happened there.

Just was watching the local news and they said that the height increase was approved for Tower 8. If that is true the project looks like it will start fairly soon. It will be great to finally see one of these towers we have been talking about for so long go up. Now it's time for all the other projects to get moving as well.

With the height approved, the next steps would be to get the permits for excavation and building the tower. Hopefully they will be applying for the permits soon and groundbreaking could happen in late December or early January.

Green Street used to be so quirky with the bright colors it was so cohesive it always intrigued me... its been empty for a while now and I'm sure will become unaffordable soon...

The google streetview image actually looks pretty nice, its gone downhill a lot since then. There's chickens and dogs breeding cages I liked all these garden type developments used to live in one as a kid in the Bay ARea.
