Sweet! another proposal. I like the design, its a bit similar to other buidings but that podium with the different colors of glass kinda reminds me of the painter mondrian which I like. I also like that it's fairly close to ella and with more buildings like this getting built closer to each other then it will really start filling up the skyline.

Im curious what other proposals we will be seeing next year.

Awesome!! On the current Dragon King restaurant site. Nice looking tower. I’m a big fan of more density downtown. Especially in the historic district. This is an easy spot for the city to approve.

Not a fan of the podium, but this is another great development for downtown. One more Harvey strip mall to (hopefully) bite the dust.

Unfortunately pretty well every downtown high rise needs a podium for parking because of the high water table. I’m not a fan either.

Yup the water table is an issue in lower parts of Kelowna. I live near downtown in a heritage house and my basement floor is below the water table. I have a built in sump pump to keep the basement from flooding. If the power goes out, like it did yesterday, I have to manually bail water out the window. Easy to see how it would NOT be possible for high rises to have underground parking.

Ella is really coming along nicely, up 4 stories already. Ellis Parc foundation is largely complete, as is One Water Street. 1151 Sunset and SOPA are complete and residents are moving in.

As for mid rises, Cambridge House at Ethel and Harvey is complete, as well as half the buildings on the Central Green site. Still disappointed there will be no high rises on Central Green.

You can do weeping and sump systems to go lower, many buildings do, but there are risks. Generally speaking residential buildings are not built or maintained as well as commercial buildings so there is a greater risk of flooding if redundant systems are not installed, which is likely given that developers don't like to add costs, or if the systems are not maintained properly which is also likely given the poor quality of residential building maintenance.

So bottom line is- can be done, but developers and buyers don't want to pay for it

The former OK Builders property is listed at sale pending. http://corpaccord.com/listing/1095-ellis-street/
For anyone that doesn't know, this is right across Ellis from One Water St. The property is for sale in 2 lots totalling 1.23acres and at $7.1m.

For comparison 1151 Sunset Drive is about 1.45 acres and One Water Street was close to 3 acres I believe.

Did anyone hear any rumours about potential developments or buyers?

Nice development site, still a little hemmed by industrial land but rapidly changing.

Amazing how that area has changed. My old Volvo shop was right in there years ago, all surrounded by industrial uses and the BC fruit packing plant. I doubt I’d even recognize it today

There is a lot going on down there right now, the City are finishing up the section of the Rail Trail from Gordon to Manhattan. Looks like it could be paved next week. The route takes Recreation Ave after crossing Richter and then connects to the existing path behind Waterscapes to the lake.

There is yet another brewery under construction right now on Vaughan Ave. http://rusticreel.com/
The couple of business/retail developments on Clement will add to the area too.

Just saw that, what a time for Kelowna. Will fit in nicely in that location.

How many high rise proposals have been announced this year? Must be in double digits by now..

And huge news about Landmark 7. A 24 storey office building is no joke.

Of course, there will be complaints that it should be downtown, but honestly, I think it's going to look really cool have two fully-fledged skylines in the city. The double skyline effect already looks neat coming down the hill from West Kelowna, and on to the bridge.

Agreed, Landmark VI looks great when lit up in the late afternoon coming over the bridge at this time of year. The second tower and possibly a Capri development tower will really create a second skyline area.

Sopa Square in Pandosy doesn't really stand out as much. Maybe if we get the Jenga tower down there it will start to stand out.

Landmark 7 hey? Cool stuff. Looks pretty much the same as landmark 6 but that’s okay as part of a office complex like that. I do agree with some that it would have been cool to try and keep 90% of the high rise density downtown rather than spread out over the city but you make a good point about having multiple skylines. Also, a high rise complex such as the landmark buildings, would look kinda lame downtown, many similar buildings all together. Downtown Kelowna is already guilty of this look with the dolphins/lagoons/discovery point buildings.

Wow, quite the demand for office space in Kelowna. Good to see another new building planned for the financial district. However, like Landmark 6, I personally feel it is a bit bizarre looking with one quadrant of the building being a few stories higher than the rest of it. Still, it will add to the skyline and be another unique building for Kelowna's identity. The Landmark Centre has come a long way since the first one was built around 1992. And that one is only a mid-rise! Then came Landmark 2 around 1996 or 97, which was Kelowna's fourth high rise. Then they just kept building. This complex is Stober Construction's pride and joy.

Lets be honest though, the neighbourhood around Landmark Centre needs serious work. Forget the poor road connections for a second, some of the roads still have gravel shoulders and no sidewalks! Fortunately the city has a long term plan in place to spruce the neighbourhood up. One of the components, which should be fast tracked, is to extend Sutherland through to Spall. It would snake through from Burtch to join up with Dolphin Avenue, then on to Spall at Kent Rd. A few buildings and houses would need to go, but they are all older anyways. And then there are other plans for this area too, like a big park south of the Landmark Centre. Not sure how many more Landmark buildings will be constructed by then, but hope they make it to 10!

Then, even further in the future, Sutherland should be pushed through from Spall to join with Baron Road. It would go up Kent and Agassiz Roads then through Orchard Plaza and Orchard Park. Those malls ain't gonna stay the same forever, and this would happen many years from now anyways. The oldest part of Orchard Park will be 70+ years old by then!

The article states that it will be taller than Landmark 6, which is listed at 81m on the diagram page. 19 floors of offices on top of a five story parkade, so it would seems to be quite a bit taller assuming the height of the office floors are the same in each.
