I never tire of the photo updates. Thank you. I have a question about T3. I've seen 2 renderings. One is black and the other is a red exterior. Which will it be? I was away from the site for a while and am a little behind. Will T3 still be timber construction?

The Lindbergh mid-rise is disappointing since that parcel was going to be at least 15 floors; and was under construction, but the great recession killed it...in about 2008, hard to believe it was about 10 years ago. They already had the crane up and were on about the 4th floor then it came to a complete halt and sat that way for years.

Can you share some examples of architecturally interesting low-income multifamily housing being built in US cities? I'd love to see what we could be doing better.

I recently moved to NOLA, and there's a lot of low-income/mixed-income housing here, and you would never guess because they're all very well-designed and blend in with the historic facade of many of the neighborhoods here. Here's one of my favorites, Columbia Parc.

That’s a beautiful example of a mixed income community. I do wish City Lights looked a little nicer, but not too much since it’s subsidized low-income housing, and it’s not meant to be luxurious. I’d like to see some better examples of subsidized low-income housing in the U.S., since that would be more comparable to City Lights in O4W.

While that rendering for city lights isn’t particularly inspiring, it is taller than and has the “towers” that differ from the original across the street.

The towers are actually the thing I really don’t like about the building. I don’t think it’s too bad though. It’s not a very pleasing design, but it’s okay considering what it is, and I think it’s going to be a good change for the street. I don’t think the concentration of poverty is good, but Boulevard has had the concentration of poverty for a long time, and the changes going on with the buildings is helping to free up land for new development.

Isn't Wingate or whoever building this? I thought they decided to build a bigger building to concentrate more of their tenants so they can sell off land from other buildings to investors.

Dezhu is building/planning several projects on Boulevard, which may be on land that was used for Section 8 in the past. But are any of their projects Section 8? That seems to be what you are suggesting.

Yes, I think they're committed to Sec. 8. I'd rather see US/ATL developers be more proactive on low income housing rather than earnings and profits remitted to China.
