No you misunderstood. He meant that those existing tenants, who are being evicted are now trying to find space in an already tight market

Good to hear. I might have liked it a little taller, but I think that is very much offset by the cool, sleek design of this building. IMO it'll be an understated, classy addition to, the CBD.

It's neither. ALL tenants, and I mean ALL, would have had very clear demolition clauses in their leases that would have been brought to their attention and it was up to the tenants to govern themselves accordingly. This isn't exactly out of the blue.

Trust me, I know how this works. Major institutional landlords are quite upfront about these kinds of things.

No wooosh. I got the joke. I'm just steamed that insinuations (i.e. "renoviction") are being imported to create an impression that above-board institutional entities are somehow now working in the arena of much less reputable landlords.

They've also been paying below market rates for years due to the demolition clause in their lease.

The tenants have know this was coming for years. It was their choice to stay and not relocate when the market was softer.

I talked to the property management Bental-Kennedy and they said more than 75% of the building is empty now. Most tenants from my knowing have moved into adjacent buildings.

Bentall really wants to launch this project, but to date have not yet found a launch tenant. i have no doubt they will though, this market is just insatiable right now.

BK could be slightly late to the game in this cycle, but as they've been a participant in almost all past cycles, perhaps they may be willing to take a gamble at this point. I'm not sure if the specific BK fund/owner for 1090 has any pre-leasing restrictions it must adhere to, barring a special plea to the fund/owner.

Who knows... perhaps BK is first making back-channel efforts to pry Bentall Centre out from under from Anyang? Now wouldn't that make for interesting rumours! j/k

According to my sources tenants still have end of August to move out. I believe 85 percent have left already. Building will be demolished in November. I'm assuming September and October will be used to gut out the inside of the building.

Hey Mcminsen, were you taking the photo of the building around 7-ish yesterday? I saw a guy aim his camera real high up the building and I was thinking: "Must be a SSP-er hard at work".

Yeah! I know it's not Metro-One either. Well, I'm happy there are others concerned about this building and appreciate its architecture. Sad that it would be gone in a couple of years.

Of all the buildings I'm sad to be losing downtown this would have to take the cake. I've always had a soft spot for this brutalist/formalist tower. Will be a shame to lose it.

I agree, it's a pretty one. Not sure what the heritage protection process is like, or what nonprofits are involved or anything like that, but disappointing how it's turned out.
