That's what I thought. Thanks

Tower

Very Nice - I like the subtle curves.

I forget...is this a dorm tower or is it general residential development?

Either way, I hope this project will be a catalyst for more residential development in this part of downtown.

It's a private dorm, but like others you can choose to live there if you are not a student. Student housing is getting some very nice proposals in great locations, IMO.

Work continues on the facade. Doesn't look like they've done anything in back. The only info I could find suggests there will be 5 rentable spec spots in the finished bulding (468-474 Ponce)

Howell Mill is about to get a lot more walkable. It desperately needs a complete streets makeover pronto! I can imagine dense development filling in between Northside and Howell Mill in the coming years.

From Invest Atlanta

Letter of inducement for a "Project Fusion"

Quote:
WHEREAS, the officials of the Authority have been informed by representatives of Project Fusion LLC (which together with any successor(s) or assignee(s), is hereinafter referred to as the “Company”), that the Company desires for the Authority to issue its revenue bonds for the purpose of financing, in whole or in part, the acquisition, construction, installation and equipping of one or more office buildings, consisting of approximately 750,000 square feet of office space, a parking garage and related equipment and other personal property, to be located in the City (the “Project”), which will serve as the North American corporate headquarters of the Company; and

WHEREAS, it is estimated by the Company that the acquisition, construction, installation and equipping of the Project will require expenditures currently estimated to be not less than $575,000,000 which will be invested in a targeted area within the City, and that the availability of revenue bond financing is an important factor under consideration by the Company in determining the feasibility of the Project; and
That is a pretty large (and hopefully tall) office tower.

Yep. Its confirmed in another document to be Norfolk Southern and the address is the Ponce & 3rd block as has been speculated. At $575 million, this is likely the most substantial office development in the city in a very long time.

https://www.boarddocs.com/ga/investatlan...$file/NS%20Inducement%20Fact%20Sheet.pdf

LOCATION: West Peachtree Street at Ponce de Leon Avenue and Third Street Atlanta, Georgia 30308 Council District: 2 NPU: E

INVESTMENT: Approximately $575,000,000

DESCRIPTION: Norfolk Southern Corporation would propose the construction of a new headquarters building in Midtown Atlanta. The new building will have 750,000 square feet of office space and a daycare center for employees. This was a competitive project. Invest Atlanta worked with the Georgia Department of Economic Development, Metro Atlanta Chamber and Georgia Power on this project to relocate its corporate headquarters to Atlanta, Georgia and to consolidate all its corporate staff and operations controllers.

As comparison, NCR spent around $300 million on their headquarters, however, it is about the same size as the proposed NS HQ, at 750,000 sq ft between two buildings. I'm guessing NS's main tower will be much taller than NCR's 20 story building considering the difference in cost.

A tower (or two) for NS at this location could be the catalyst the drive a lot more development near and south of North Ave station. Will be interesting to watch where infill occurs over the next 5 years.

Yes please!

I didn't realize that NCR had that much space in the two towers.

It would be nice to get a really tall skyscraper out of this.

As an aside, I am happy this is another success for Atlanta, but I still feel sorry for Virginia losing this company. Norfolk/Va. Beach isn't growing anywhere near as fast as they used to during the 1980's. Virginia seems to be getting it's lunch eaten by the rapid growth in NC and GA. I guess they expect NoVa to keep the state going. Meanwhile Atlanta, the black hole of the south, seems to suck in everything not nailed down.
