This is coming just moments before the city council is set to vote on the Gulch Deal.

EDIT: So I got one of my friends with a subscription to the WSJ to read it, and it apparently says that only Dallas, NYC, and Northern Virginia are in the running.
This varied information makes it clear that this isn't a done deal in my mind.

We can only wonder if the two chosen municipalities will be expected to grant 100% of the concessions offered for only 50% of the workforce and economic value projected and anticipated for 100% commitment

Plans filed for Portman’s Buckhead hotel project

A plan to turn a mid-century Buckhead condo building into a hotel has taken another step forward.

A request was submitted in Atlanta Tuesday to allow a hotel use at the Sobu Flats condo building on East Paces Ferry Road. Atlanta Business Chronicle reported in September that an affiliate of Atlanta’s Portman Holdings LLC bought the condo building for $28 million and planned to convert it into a hotel.

The Sobu Flats was originally developed in the 1950s and later redesigned by Atlanta-based architect Hiro Isogai.

Portman Holdings is known for pioneering hotel development in Atlanta, with projects such as Hyatt Regency Atlanta, Westin Peachtree Plaza and Atlanta Marriott Marquis. More recently, the firm converted nine floors of downtown’s 230 Peachtree Street Office Building into a Hotel Indigo.

The Sobu Flats is located in an area that is slowly evolving into a more dense, urban environment and walkable neighborhood. Known as the Buckhead Village, it’s a collection of low-rise brick buildings and dive bars now overlooked by new residential towers and mid-rises. The heart of the Village is at convergence of Roswell, Peachtree, Paces Ferry and Pharr roads, but development continues to expand east and west.

Project Fusion - Norfolk Southern HQ

Additional details on Norfolk Southern's new North American HQ - Codenamed "Project Fusion"

I know this is skyscraperpage, but until the urbanization of Midtown / Downtown is "complete", I'd rather just see an overall increase of density, even if that's spread over multiple lots.

The document says " to develop a $575 million headquarters building in Midtown Atlanta."

Maybe someone can calculate what size building that could be based on the lot size and cost per sq. ft. for average class A office space development. I know it would be an general estimate depending on the materials and the money spent for the designing the structure.

Of course, whether they have underground or above ground parking would make a huge difference in the cost estimate. I would think that a quality headquarters building would have underground parking though.

For that amount of money, this should be something pretty special. For comparison, the entire 1105 West Peachtree block with the hotel, office, and residential tower was expected to cost around $400 million.

That is over half a billion dollars on just a portion of the block. Remember CA Ventures is building their student tower on the same block. That could be close to three quarters of a billion dollars in one block.

How large is their current HQ?

Also, not that it's important, but why did they specify their "North America HQ" in the blurb? Do they have business interests on other continents? Seems weird for an American-based railroad. Maybe I'm missing something obvious.

I have been inside their Norfolk VA headquarters building, and got to tour the CEO suite there. It is a 'trophy' tower that was built in 1988, and they will likely build something much larger here to accommodate all their staff in Atlanta. They have a railroad museum inside their current HQ building, and I suspect they will have that type of facility inside their Atlanta HQ building. I suspect they will build an 'L' shaped facility, with one portion being the tower. The lower larger lower portion of the building will house their operations, engineering and IT, which fills the majority of their current Atlanta facility. They will want a tower portion for their sales, legal, and executives. Since they are in the business of selling to big corporate customers, they will want an impressive facility to be able to host customers and sell them on railroad services. Their current Norfolk HQ facility is only 22 floors, 282 feet, with 311,000 sq ft of office space. Their current Atlanta facility is only 12 floors tall, and much broader. We are probably looking at something similar to NCR's headquarters, with a 30 floor tower and a shorter tower for operations. Parking would be wedged in the middle next to the student tower. Since Cousins did NCR headquarters, I think NS will be very similar. Also, NS might want their tower to be a bit taller to get some visibility from the interstate as well as compete visually with the neighboring AT&T tower. That makes me believe the tower would face Spring st, not West Peachtree. Their historical 'Southern Railroad' headquarters building, currently being renovated by CIM, is also on Spring Street, so being a company where history is very important (they are nearly 200 years old) they might want a Spring street address or presence. This is all my guess based on what I know about the company.

If the tower has 36 stories or more, plus a decorative crown, I'll be pleased.

AT&T's "empty" tower and the BOA tower needs some tall buildings sounding them to make them appear to be part of the city's skyline when viewed from the east or west.
