1075 West Georgia is for sale and hearing that it is being offered with potential for a skinny tower on the Thurlow & Dunsmuir frontage...

Take out the parkade and build over top I guess would make sense for a nice skinny infill tower like MNP.

There could be a brilliant juxtaposition here between the brutalist concrete of 1075 and future potential on corner of site.

Well, it's not the Cardero site that Townline bought from condo owners (some unhappily) because that only allows 210 ft height. So I'd guess 1075 Barclay, which allows 550 ft, subject to shadowing and view corridors, bought by Grand World Holdings for $105m last year. Or it could be something we have known nothing about up to now - there are quite a few prime sites still available under the West End Plan proposals.

None of those buildings have heritage status, but they'd be candidates for a bonus to retain them, if your view of their historic significance was shared by Council. (They would need a Heritage Revitalization Agreement to get any bonus). The 92 SRO Rooms in the Cobalt are protected - current policy says there would have to be new non-market units to replace them in any redevelopment.

I sincerely hope the exterior gets a touch-up, if that's the case. Looks like a hideout for Batman villains right now.

I just said in the last post of the last page, i'm willing to bet it's the Georgian Towers at 1450 W Georgia St.

I live in the building next door. Our Strata President just informed me last week of a 49 story tower coming up next door.

That makes it a more credible candidate then. It's interesting that another significant but older building is worth demolishing, but even though it's 22 storeys, it dates from 1955 so may have seismic issues like the Empire Landmark. The developers of the Robert Stern designed towers across the street won't be happy to have a tall tower right in front of them, if it's true.

All true. 1450 W Georgia is coming down....

Ha! I was going to ask how long it would be before someone here suggested it was either a) heritage or b) iconic. Looks like they thought of that already!

It started life as a hotel, and became apartments around 1970.

Awesome, more affordable rentals to come down in favour of pricey condos and (un)affordable rentals. Vision Vancouver’s cold dead corpse reaching out from the grave.

Very sad. This is the insanity of confining apartment development to virtually the same portions of residential land as we have since the 1920s - we're just going to keep tearing down buildings once they become affordable, while continuing to reserve 80% of residential land for $$$$$ single family homes. And it's only going to get worse with this total disaster of a council that can't even handle duplex zoning.

I had the same train of thought! The different colours in the parking lot look so nice!

Today its white, black, grey, few dull red maybe.

On the development side - its crazy to thing it has become economical to tear down this size of building for a building lot. This and EmpireLandmark are hugely surprising.

Long term owners capitalising on insane land price gains?

The current rents in this building are pretty much market rate. Also... who said anything about condos (at all) or their sale price?

Ipso facto any new built rental is going to be more expensive than that built in 1955. Rental replacement is all well and good, but the market rates for a new building vs and old are not the same.
