Actually, West End is trying to catch up to the 80s. It was stuck in the 60s and 70s previously.

2030 Barclay Street - UDP

Quote:
The Illusion of Affordability – 10 Story West End Strata Building Meets with UDP Approval

2030 Barclay Street
Although Hannah and I have made it a point to learn and experience the many neighbourhoods of our city as much as possible, I can admit the space between Stanley Park and Denman Street is an area we don’t Know a lot about. Under the community plan, these blocks are considered to be one of the West Ends’ protected neighbourhoods, so we were shocked that this new 10 story strata building would be allowed to replace a 5 story rental building. We were even more surprised when we learned this building hadn’t actually been used for rental housing in decades, but was actually operating as a condo hotel. I can’t help but feel this was overlooked in the community plan.

It seems the panel also felt there were flaws in that plan, as the consensus recognized that a taller, slimmer building would not only have been a better use of the land, but would have also resulted in less impacts to the neighbourhood. In their opinion, these new developments improve their surroundings, as they offer larger separations between buildings, which permits for more green space and, like with this building, provide townhomes to improve the laneway. Though, one member expressed concern over the effect on a neighbouring building’s courtyard space, and felt it needed to be given special attention. In contrast, another remarked that those who wanted to spend time outdoors would likely just go to Stanley Park.

It's like a laneway house, but office-sized "gentle density".

I couldn't disagree with this more. A successful, affordable and already dense neighbourhood shouldn't be the focus of a whole bunch more density. It should add more people, but at a slower rate. Other neighbourhoods need to catch up. The West End, perhaps the most vibrant part of Vancouver, has already carried its weight.

I couldn't disagree more with this. There are countless lots in the west end that do nothing to the vibrancy of the area, which needs improving imo

Great to see the changes taking place. Hopefully a lot more will happen in the coming years

I agree, the rest of the city needs to catch up to near this density before we start eliminating the character of the neighborhood. Most notably, the roads will need to be widened in to the west end as it can be a nightmare to get out of with the amount of people that live there now. The 5 and 6 buses are always packed as it is and everyone knows how parking is a nightmare and has been for years.
