Developer initiated rezoning, as per area plan. $70/sf additional residential net of project, as per CAC policy, which we did not pursue. Project is market rental, due to economics. 11 units. Existing C-1 zoning rezoning to 2.4 FSR.

We can't agree unless you show me the math. The C D Howe 'research' was only concerned with new build single family houses. Not duplexes, not apartments. They compared the cost of construction, and compared it with the price an average new house cost. They assumed that land values were the same everywhere in Canada. They then assumed that if there was a difference between the cost of construction, and the price of the home, that was due to government taxes and fees.

This is for Metro Vancouver - not the City of Vancouver. (They found Abbotsford was even more 'restrictive' than Vancouver). Given how high our land is now valued (and how much builders have to pay) is that more likely to be why single family houses here sell for more than Montreal or Edmonton?

Their argument was that in Metro Vancouver houses sell for $1.3m, but construction only costs $654,000, so the remaining $644,000 was 'restriction cost'. That's not described in the report as necessarily having anything to do with fees or charges, it's because all municipalities have zoning, which restricts the market by not allowing anyone to build whatever they like, wherever they like. They argue that if developers weren't restricted by zoning then land costs would be irrelevant, and houses would be cheaper.

It's an ultimate 'free market' report that has no basis in reality, or at least any reality of a planned region. All the press jumped on the $644,000 number, the conclusion, and failed to read (or understand) the flaws in the methodology.

I have no idea what the fees and regulatory costs are on a single house, or on an apartment, but I would be surprised if they were over $200,000 per unit, and that would be everything that all governments take, including stamp duty, GST, property taxes while the place is being built etc. A few remarkable rezonings in the City of Vancouver that go from low value land to very high end condos could see more, due to a high CAC, but they're not common, and not typical.

In New Westminster former Vancouver mayor Sam Sullivan's chief of staff Daniel Fontaine is running for council. Given his historical ties with the NPA and the BC Liberal party, one might be surprised that he's calling himself a "progressive". Well, some people think he's trying to trick people with his "New West Progressives" party and their choice of orange -- a historically NDP colour -- in the New West civic election.

That's funny, and true. Although the right has latched on to this "working family vs. elitist" trope and are fooling the marginally educated working class like never before, while simultaneously treating them worse and worse.

I have a different take on the article. The author doesn't introduce any actual facts into the article. He makes assertions skewed through his political lens which could easily be viewed differently by other people. If he really has a point it needs facts not old, tired adages - it does nothing to advance the discussion. I agree that we need to take a hard look at the fiscal policies but lumping in environmental and social justice issues is purely ideological.

Looks like Vancouver 1st (who?) is pandering to the lowest common denominator. Bravo to Tony Dong for resigning from their party and running as an independent:

Vancouver 1st school-board candidate Tony Dong announced today he’s resigning from the upstart party and will run as an independent, although his party affiliation is already printed beside his name on election ballots.

Dong says his decision comes in response to a video of Vancouver 1st mayoral candidate Fred Harding denouncing B.C.'s school sexual-orientation and gender-identity policy (SOGI). It’s not clear in the video if Harding is referring to the Vancouver School Board’s SOGI policy, the Ministry of Education’s requirement to have such policies, or the SOGI123 learning resource.

In the video, Harding says “SOGI got it all wrong” and refers to its “high-handed rollout.” Saying SOGI is “foolish and wrong”, Harding says Vancouver 1st will defend parents “who demand more control over the education of their loved ones”.

Dong, 22, told the Georgia Straight that he found the video to be "abhorrent and disgusting" and contrary to years of progress on human rights and protections for LGBTQ people. He said party officials told him Vancouver 1st “does not support SOGI123”.

Dong said he believes the Harding video was released to appeal to newcomer voters from China and that it was produced and posted without consultation with all the party’s candidates..

Baseless speculation (I'm just going to striaght-out call it paranoia) but it could simply be an attempt to influence the election to seat individuals more willing to align with mainland chinese values (read: monsters). We do have quite a few tax dodgers and dissidents living here that under normal conditions they can't get their hands on.

It's not entirely paranoia (link). And Hong Guo, one of the candidates, has also held press conferences in Mandarin only and insisted there are no human rights abuses in China... and is now being investigated for "losing" 7.5 million dollars from her trust. She's either crooked or a very incompetent plant.

Before whatnext has a seizure though, it seems the message simply offers $20 for Chinese-Canadians to support candidates with Chinese names (or in Fred Harding's case, candidates with Chinese spouses); it's basically complete ignorance of how Western democracy works, rather than outright malice. And it does bode well for the country that the scheme was quickly spotted/reported by other members of the community and investigated in a timely manner.

How can you be sure it's not outright malice? CSIS warned several years ago about foreign powers having to much influence over some local politicians. Who is really behind offering the illegal $20 to voters?

I don’t think Russia and China is looking to takeover a city council ������

Surprisingly I haven’t seen someone say modular housing is being used as spy faculties/bases for foreign operatives yet.

I advance-voted in Vancouver yesterday, and have to say that I'm getting sick of the false pretence of voter engagement regarding the three grouped expenditure items on the ballot (going from memory, the three were capital expenditures, R&M, and community facilities).

to Vancouver's bureaucrats: try to tell me that you're engaging the public and then ask me to vote all-in or all-out to your overall capital plan? I'd rather you list the top five or ten items separately and let me have my voice on those individual items. Lord only knows what programs are balled into the overall capex figure, for example. The only one spelled out in capex, as I recall, dealt with Granville Bridge work. Otherwise, it's pointless to ask me to vote yes or no. Get rid of it, or make it useful, purposeful, and make me feel at least somewhat engaged. Otherwise, you're asking for the equivalent of what is truly a 99% blank cheque, and I don't trust you with my money.

Otherwise, you get a false sense of voter approval for projects that have never been supported by a very measurable majority. (Viaducts being one such oft-quoted example: "people approved it on the ballot".)

Kennedy Stewart's campaign manager Neil Monckton is bringing some unwanted negative press to his candidate's doorstep.

Apparently it's "defamatory" to highlight the Vancouver and District Labour Council's endorsements of, and foot soldiers helping out, Kennedy's mayoral campaign, to the point where Monckton bullied two people to delete social media posts with strongly implied threats of legal action. One was taken down but the individual in question later clarified why.

I guess if they felt their lead in public opinion was as strong as it appears they wouldn't have resorted to trying to bully people. Maybe they're not as confident as the polls suggest they should be?

Either way Kennedy's complicity in the demovictions in his federal riding tells me he would be no better than Gregor at "solving" housing (if he'd even want to). We might as well just give the juice guy another term at this point.
