Hey guys! Haven’t posted in a couple years and don’t keep up with the news as much as I used to, but can someone please give me an update on the big projects we’re all excited about? What’s up with the CCH? Is that still happening? Or did it die when Outdoor Retailer pulled out? When can we finally expect that to break ground? Any updates on where it’ll be located?

What about the Air Center? 151 state? Regent street hotel? Utah theater? Any whispers about a new COB?

Just come to the realization that all large projects in Salt Lake are dead and you will sleep much better at night! Even the recently announced ones.

Air Center is long dead. Regent Street Hotel probably dead. 151 State is still likely going forward, but its groundbreaking is set for Spring 2019 now. Don't know anything about the last 2.

Still a lot of negotiating happening behind the scenes for the CCH last I heard. Even without Outdoor Retailers there's still overwhelming demand for it.

But don't fret, now we have Tower 8, Block 67, the Patrinely towers at 650 Main (I think), 370 Millennium Tower (did I get that right?) and the new development going in place of the old State Street Plaza site (though we don't know much about that yet).

Out of all these projects, Liberty Sky (at 151 State) appears to be the most likely to happen, and first to break ground, based on Boyer's recent update of its website.

Air Center died a very long time ago. The parcel was sold to Held Properties who came up with plans to build a ~370 foot mixed use building, called 370 Millennium Tower. There's been no word on that for several months. I won't be surprised if it dies.

151 State also died as an office project and was revived as a 24 story apartment building. It's a joint venture between Boyer and Cowboy Partners called Liberty Sky. No real word on it since the official announcement.

There's been no official word on Regent Street Hotel for a very long time, so I think it's safe to say it's dead. There will likely be another RFP for it in the future and a different developer will be chosen.

There was never much information about the Utah Theater project to begin with. It's a very big project in terms of cost, if the restoration of the theater remains a requirement, so it will take a miracle to get it to pencil out.

Presumably, CCH is still happening. DDRM is still developer. Some forumers observed core samples being taken from the plaza at the northwest corner of 200 South and West Temple a few months ago, followed by unofficial word that the hotel would likely be built there. There hasn't been official word on it for a very long time, other than the occasional mention that it's still in the works.

In addition to those, 251 South State, former site of the now dead LaPorte project that was under construction, is now the site of a proposed 14 story apartment building to be developed by Brinshore. The recently posted rendering of "The Strand" does not appear to be this project and was likely one of the losing bids for that site. I don't know that though.

Tower 8, an office building to be built just west of the Harmons on 100 South, has been in the works recently. It will probably be around 375 feet. It is being developed by Property Reserve and is probably the most likely of any of these projects to be built.

Earlier this year, Kensington Investment Company, a real estate group based in Boston, purchased the Carl's Jr. parcel at 200 South and State Street. Word is they have plans to build highrise apartments there. No word on how tall it would be but the rumblings are 20+ stories.

Lowe Property Group purchased a parcel at 600 South and Main and they are said to be looking at building a 20+ story apartment building there. It's likely a pipe dream. The rendering on their website is not their project, but the office project planned by Patrinely Group, located across the street to the west of the parcel Lowe Property purchased (the southeast corner of that intersection).

Speaking of the office project by Patrinely, that consists of 2 10 story buildings and parking garage to be built in 2 phases. It's been planned for a while. Most recent word on it is Patrinely hasn't started construction because it's been difficult for them to find a reputable construction firm to build it. I am sure this is the case for many of the large scale projects planned for downtown. There is a lot of construction going on near point of the mountain and at the airport and it will be very difficult to get these guys under contract until they've finished some of their current projects. The airport especially has been a big drain on construction resources. Not only workers, but steel as well. Without the workers and the steel, it could still be a long time before we see significant movement on highrise projects downtown.

Ritchie Group has plans to develop Block 67 (the post office block), bounded by 200 and 300 West and 100 and 200 South. Project would be built in several phases. Phase 1 includes 11 story buildings, residential and hotel. They already seem to have Jacobsen Construction under contract to build.

Air Center - Dead. Land was sold to Held Development and new project is 370 Millennium Tower.

151 State - Dead as commercia.l The project however has changed to Liberty Sky. A 300 unit, 24 story residential apartment building. Ground breaking slated for Spring of 2019.

Regent Street Hotel - Dead or something like it. The Developer (Form Development) is looking for additional financial support for the project.

Utah Theater - Limbo. There will be a survey soon to ask if there is enough support for any tax payer subsidy to support restoration or preservation of the theater. A current study has shown that the previous studies were flawed and that it would take closer to $30 Million if not $40 Million to restore the theater. Preserving the theater as it is would be nearly $20 Million. Ideas have been tossed around that involve a residential tower, mixed use tower (Residential/Hotel) but nothing can be finalized until the fate of the theater itself is finalized by the City Council.

Convention Center Hotel - Still happening. Will be built at the NW corner of 2nd South and West Temple on the plaza connecting to the convention center. Test drilling has been completed (you can still see where they drilled). The Developer has been finishing up both the engineering and design work for the project while also finalizing agreements with the County. They should be approaching the City Planning Commission for the D4 CBDR approvals soon.

COB #2 - Take this as a rumor only: I have heard that the reason that Tower 8 will be going through the CBDR process is because the LDS Church is planning on leasing a large amount of space. Whether this is to consolidate all the workers that are currently scattered downtown outside of the COB into a single location or an expansion isn't known. I did get the impression that the space they were wanting was more than 300,000 sq ft.

Additional Projects

650 S Main - Phase 1 - 10 Story 320,000 sq ft building. According to a few sources, should be opening in 2020 but the developer is having issues finding qualified contractors/workers.

The Exchange - Currently going through CBDR and should break ground in 2019.

Moda Luxe - Currently going through CBDR.

Block 67 - Phase 1 should break ground either later this year or early next year. Phase 1 will consist of 2 buildings: 1 11 story apartment building and 1 11 story building consisting of 2 hotels, Aloft and Element. Both buildings will have ground floor retail and be connected by underground parking. Phase 2 will start 3 to 5 years after phase 1 starts. The Developer is looking to get approval from the City Council on either a D1 zoning change for a portion of Phase 2 or a change to the requirements by the planning commission for the D4 Overlay requiring a 50' setback. This set back would remove nearly 50% of the Residential component of Phase 2 making the phase 2 component unprofitable for the developer. The City Council has mostly agreed to the removal of the setback provided the developer agree to talk with the Japan Town community to see if they can incorporate any changes into the design at this stage. The developer has already talked with the Church and the Temple and has wants to help bring the Japanese festival and other events into the project. The developer cannot break ground on Phase 1 until the talks have been completed and any design changes, if possible have been completed.

Paper Box Lofts - Moving forward and possibly breaking ground later this year or early next year.

Pipeline / Violin School - Still happening just moving slowly.

255 S State - Recent RDA award. Preliminary is 14 story tower.

Carl's Jr. site - Lot is now owned by a company that is known for doing decent Residential projects. no known projects at this time.

Hardware Village Commercial Building - Salt Development 10 story commercial building.

Gateway Hotel - Vestar's planned hotel to help enliven the Gateway.

Then there is the Airport reconstruction, year round market, Central Station redevelopment area, and even though it isn't a project to its self - the infill projects happening nearly everywhere in the city that have pushed the city population close to, if not over 200K. Through 2017 SLC was #5 in the State in just straight growth this decade.

There are other projects of course but these are the largest ones or the ones that would have the largest impacts.

Thanks Makid and Airhero. I love hearing from people who have insights not commonly known. I laugh at hearing no matter what is being built there is an attitude among some that nothing happens. There is so much building in SLC and around the State that they cant find enough workers/contractors/materials to get their projects going. This forum would have killed for that problem in 2008-2012. As SLC matures more some of the more impressive projects will start happening because those national builders will come with their $ and experience. I just hope that happens before I am too senile to notice.

A lot of people around here would kill for some international immigration to help get some of these projects off the ground. #thankstronalddump

Good question Ironweed. He would have typically had an explanation that it was only one of the failed proposals, which he didn't. Perhaps Viperlord will clarify that.

I think Humphreys and Partners Architects did get the winning proposal.. That Twitter post that Viperlord shared a link to was posted on September 18th and the SLTrib article was posted on September 15th. Also, someone asked yesterday (Oct. 3rd) on the same Twitter post about where it will be located. This was Humphreys and Partners response..

I dont think they would've responded the way they did if it wasn't the winning proposal.

This definitely looks like the Strand is in fact the winner based on those tweets, I don't think the losing firm would post that. Man I sure hope it is, what a boost this would be for State Street.

Word. There's such a shortage of construction labor right now, even I (Mr. Zero Experience) got pulled into a residential fire restoration project as short-term employment.

That's how dire it is right now for builders. No labor.

I’d like to know which developer is attached to the Humphreys design. Brinshore might have selected them to design their building. The RDA Executive Director did say Brinshore was trying to finalize their design. Perhaps a few days later this is what they came up with. Maybe the 14 stories was a preliminary estimate.

It’s also not inconceivable that Humphreys is just showing off this design even though it won’t be built.
