Looking at some applications for proposals in Coquitlam.

675 North Road. Here Replacing a 3 storey rental which is next to Lougheed Heights.

Rezoning pre-application for 45 storey market residential tower with 366 units and
one mixed use 17 storey purpose built rental tower with 139 units.

558 Madore Ave here

8 lots to be rezoned to allow for a 6 storey building with 176 residential units.

2 blocks south of Madore:
600 Shaw here

7 lots to be rezoned to allow for Two 6 storey apartments buildings with 152 residences.

901 Lougheed Hwy. The NE corner of Lougheed and Blue Mountain. here

16 storey Mixed use building with 98 apartments and 8 Townhouses.

604 Regan here. Behind the new safeway development.

One 24 storey market tower with 150 units and one 8 storey building with 50 rental units.

572 Rochester here this is between the Shaw and the Madore applications and across the street from a previous proposal that will see a heritage home preserved with 3 new apartments buildings with 145 units.

Preserve 3 Historical homes, 8 storey tower with 77 units + 54 townhouse units.

A little further east, up behind to the NE of the Husky on Lougheed.

A heritage revitalization and build two 8 storey apartments with 120 units.

I was in Horseshoe Bay yesterday and the new condo project is coming along nicely. Excavation is completed and they have started building parking levels. A crane is up as well.

I was surprised to see Boathouse restaurant having closed their doors. I really hope a restaurant will re-open there after the construction as a location doesn't get more scenic than that.

Driving from New west along Columbia the Burquitlam skyline is getting quite big. You could never really see the Lougheed Skyline to the west but now to the east is quite a developing one.

Why don't short buildings ever get covered in spandrel like towers do? They seem to instead get covered in that board that reminds me of portables. Nelson on foster looks pretty unfortunate

It's Hardie board or fibre cement panels. Pretty sure it's a lot cheaper up front and long term for the building to be clad in fibre cement panels.

Definitely makes the building look cheap, but they can come in a faux wood look or whatever. The panels that make up Independent are probly fibre cement.

I'll bet the Hardie board isn't strong enough for the wind and rain resistance required high up on a tower.

There has been a preliminary application for a major new project planned in Downtown New Westminster, at the corner of Carnarvon and 8th Street. In consists of an 8 story (120 room) hotel and a 45 story condo tower, connected by a small plaza and two pedestrian breezeways. From the city report:

The proposal is comprised of a 45-storey (437 foot/ 133.2 metre) residential tower at the corner of Eighth Avenue and Agnes Street with ground-oriented townhomes at its base and an eight storey (88.9 foot /27.1 metre), 120 room hotel fronting on Carnarvon Street. The tower and townhomes include 454 residential units. The proposed total FSR for the project is 7.86, with 1.57 constituting the hotel and a residential FSR of 6.29. The applicant proposes 321 underground parking spaces in a parkade accessed from a vehicle/drive court off of Blackie Street.

As proposed, the 437 foot (133.2 metre) tower would be the third tallest in Downtown, though it would appear the tallest as it would be located uphill from the 720 Quayside Drive site at the riverfront. As noted, the subject development proposal includes a hotel, which would be a significant economic asset to the City. The inclusion of the hotel would constitute a unique and exceptional circumstance under which densities and height above policy maximums (FSR of 5.2 and building height of 240 feet/73.15 metres) could reasonably be considered.
I'll post a render below to give an initial sense of the project. If someone else has a bit more time to summarise with project stats and extensive renders be my guest. There's a lot to consider here with the height, pedestrian connections, existing traffic problems on Carnarvon (partial pedestrianisation is being considered) and close proximity to multiple other planned developments.

Looks like a nice design, thanks for posting.
The height looks fine, as it just pokes up a bit above the other tall buildings.
That's a nice variation.
