Yeah, most good ones have not been big blockbusters, such as A Silent Place. There has also been some good Netflix movies come out, but very few have warranted me to open up my wallet.

FYI, Marvel only produce 2-3 movies per year,....by design and intention.

So for 2018, for example, we're pretty much done with Marvel movies (Black Panther, Avengers : Infinity Wars and Ant-Man and the Wasp).

I read somewhere that the notion or plan was that LucasArts/Star Wars were planning on a single Star Wars movie per year, (but was never really confirmed the way Marvel did).
Though who's to say what's become of those plans given the recent results (and negative reception) of their latest outputs.

That's true, quality small-budget movies are slowly migrating to Netflix and leaving gigantoplexes to the blockbusters. Though Black Klansman and Alpha were fine, and First Man sounds good too.

Of course. Disney execs are greedy, not stupid.

Seriously? Well, after Solo and The Last Jedi, it's not like they can go anywhere but up...

QI'm sorry that I was the one that brought up theatres, but the thread is now derailed.

Any one made appointment to pre-view tower 2 yet ? Hard to get any reply from their office. I wonder if any smaller units left for the public.

Someone mentioned that this is a flooding zone, this makes me a little worry. It is about $1K per sq.ft., I assume.

I visited Glimore area today. A lot of construction around the new mall at Brentwood train station, but none at Gilmore station. It is still trees and undeveloped lands there. There is a BIG BC Hydro power substation on the opposite corner across the road. Many big power transformers and towers there. I believe it is not going to move away anytime soon. It does not look nice. I wonder if it can post any risk to the residents near it. I mean EMF exposure.

To get to Vancouver downtown or Richmond, I need to take Millennium line, Expo line and also Canada line. It may not be easy for someone going to airport with a few luggage. The new Millennium extension will help when it completes in 2025 (or later).

When I stand on Lougheed Hwy looking southward, I can see many Metrotown buildings on the mountain top across the other side of the steep road. It is quite hilly between north and south Burnaby. I guess it is not easy to drive in the winter with snow and ice on the road.

Beside the Whole Food and BC liquor at Solo district, I only see few shops there. It may change when Brentwood mall open. I visited Park Royal, it is less than what I expected. It was advertised as high class mall but not many big name stores there and it has much less traffic than Metrotown mall. Can this new Brentwood be better ? The brentwoodtowncentre.com site said it only has 85+ shops ? I see other web sites said it has more than 250. I wonder who is right. 85 is not enough if it want to compete with Metrotown.

Bordeaux has a presentation center near it and no GST if you buy now. As you know developer only gives incentive when it is not selling as fast as they like. I am not sure if this is the case here. They have the best pre-sales booklet that I have seen.

This is an interesting area with potential. With so many residents coming, it needs more big grocery stores, more banks, family clinics and dentists, more restaurants (big and small), and many other services to make it a complete community. Comparing to Surrey, it already has all of these services near its new downtown development and many are in walking distance, but it is further away from Vancouver than Brentwood, about 15 to 20 min. drive from Brentwood. Surrey is a town while Brentwood is more like a remote extension of Metrotown or Vancouver.

Onni said it may take up to 15 years to complete their site, it sounds about right. By that time, it will have a totally new look there. I need to keep very healthy to see it :-)

...
It's early days for the Gilmore Station development. Construction hasn't started so of course there isn't anything to see. There are towers just across the street on Dawson so it's not like the area is completely empty.

I'm not sure why you're so worried about nearby retail. Brentwood is quite literally just down the street (not even a 15 min walk from Gilmore / Dawson to Willingdon / Lougheed Hwy), and as vanman posted from an article a week ago:
Quote:
The development will ultimately have 10 highrises with homes for more than 3,000 residents, and supply more than 500,000 square feet of retail space and one million square feet of office space on the 12-acre site.
That's 7 residential towers and 3 office towers above a retail base - plus Solo District and Brentwood nearby.

Driving in winter (when it happens here) isn't as scary as you seem to believe. Willingdon is a major street so it will be kept clear. If for whatever reason you can't get your car to it, Gilmore Station is right there. Yes if you want to get to downtown Vancouver or Richmond for the airport, transfer(s) will be required - transit doesn't guarantee a one seat ride to everywhere you might want to go.

As for EMF exposure from the substation ... well if that's a concern I'd suggest you never use a cell phone, a microwave oven and potentially many other things I can't think of right now. You might have a point if you were a hermit and your home was right on top of a substation. Obviously that's not the case.

I don't remember you having similar concerns about Surrey developments.

Thanks for your advise :-)

It depends on the voltage level at the substation which I don't know.

The new Millennium extension will speed up the access to Vancouver when it is done by 2025. Good timing for Gilmore Place. Onni is a great developer and I truly believe they can do an excellent jobs there. Concord Brentwood should be very nice too.

Surrey's new condo price is about $20% less, I can't really complaint too much. :-) The crime rate and the homeless issues are some of my concerns there...

Good night :-)

And also move to the Moon while they're at it.
Since we're all sitting (and living) right smack dab in the middle of a massive Electromagnetic field generated by the Earth's molten spinning core and covering the entire planet.

Without which, one might add, we never would have evolved, nor would any other life for that matter, since it protects every living organism on the face of the planet from harmful solar radiation.

And nothing on the surface of the planet generates an electromagnetic field that comes anywhere near close to the strength of that one.
So if anyone's worried about harmful effects of EMF's, maybe that's the one they should be worried about (or be grateful for.)

We've had this discussion before, and let's just say that people's (irrational) fear of substations and Electromagnetic Fields, is right up there with superstitious beliefs of the number '4' or '13' in terms of kookiness.

I have to agree with you. The new pre-sales at Richmond are also around $1000/sq.ft. now but Richmond is a complete town on its own, Brentwood is just another remote shopping mall next year.

By looking at the floor plan of tower 3, the Jr 2 br is actually a ONE bedroom with a den which has a small closet, no window and sliding door. I don't know if you can call this room as a bedroom when it has no window in a condo. For a house, it can't because it is against fire code. To me, that is not a good floor plan design.

I posted a current pre-sales at King George station here. They are a little cheaper because it is at Surrey.

https://drive.google.com/file/d/1ggpeO_ZlKMoego6NzSXrUCxE23GcDvRy/view?usp=sharing

The price does not include parking and locker which are listed in the fine print at the bottom. University District phase 3 there is about the same price but they include parking and locker.

Gilmore place takes up to 15+ years to finish, they said. Amazing Brentwood and Concord Brentwood also take many years to complete. If market experiences a down turn, it can easily extend into 20+ years. Anyway, we need many more retails, restaurants, many day to day services, financial/bank, office, and more to move there. I am saying this because I am comparing it with Metrotown area.

Let's not start comparing Brentwood with Surrey, they're completely different market segments. Richmond may also not exist in the next decade after the big one.

Went to pre-sale show. The rep said there is no rooftop garden on 65th floor. I told her there are trees on rooftop in their photo and their amenities list mentioned rooftop garden. She said it could be for penthouse and they have no info and not selling them yet. She said most amenities are on 6th floor and 7th floor can access outdoor amenities like swimming pool and a small dog park. All 3 towers share them. No idea if future towers share them too. There is also a sky lounge on 35th floor which faces South West. I am disappointed that I can't see 360 degree view from 65th floor..... It would be an amazing view and an unique amenity........ What a waste ;-(

So they still aren't showing two of the three towers have already sold out?
