There isn't a single property that has changed hands in Mayfair and its environs in the last year and a half that wasn't bought by a Chinese buyer, presumably from NYC. The question is, are they living in those homes or renting them out.

Even if they are living in them, many immigrants work rely heavily on cash compensation and their income is likely to be under-reported. It could be bring down the statistics about earnings when in reality, it hasn't gone down.

On another note, the elementary schools around Mayfair (Mayfair, Solis Cohen, Spruance, Ethan Allen) are upwards of 25% (East) Asian now. I've long said that Northeast Philly was evolving into our own version of Queens. Seems like I'm not far off.
NE Philly could possibly be the most diverse place in the US, it really is amazing.

Northeast Philly is a section of the city. Jersey City is an entire city.

Not apples to apples.

I'm sure Queens is more diverse than Jersey City, but NYC as a whole, no.

How would one even know how they define "cultural diversity".

But google answers all questions.

You make it sound like Jersey City is geographically larger than NE Philly as in an "entire" city versus a section of the city. However, NE Philly's square mile is 50.8 vs Jersey City's 21.08. Further, the population according to the 2016 US census for NE Philly is 432, 073 persons vs. Jersey City's population of 264, 152 persons.

The study had a methodology so I'm sure they defined it accordingly. Ask the authors. And, you can find answers from a google search on just about everything, but you have to know how to select credible sources vs untrustworthy sources.

Looks like the property has now been sold, but the sale is to the developers named in last Spring's CDR submission.

In Manayunk, Venice Island Site Sold to Developers | NBC10
A parcel on Manayunk’s Venice Island has sold, setting the stage for its development after years in which various plans were proposed for it but never materialized.
A partnership involving Greg Hill’s D3 Development, the Concordia Group and Resmark Cos. bought the property at 1 Leverington Ave. from Venice Island Realty Partners, which is a partnership involving Dan Neducsin, an active owner of properties throughout Manayunk, and Lubert-Adler Real Estate Funds of Philadelphia.
I think the paywalled article below on the PBJ site has more detail:

I think his point is that NE Philly is not a city so it wouldn't be a factor individually in this study. You can't say Jersey City is more diverse than NE Philly, because this study did not look into if NE Philly was more diverse than Jersey City. It looked into if Jersey City was more diverse than Philly as a whole, and even if that is true, it could still be true that NE Philly is more diverse than Jersey City.

Not that I think that NE Philly is more diverse than Jersey necessarily, just saying your link is largely irrelevant to the discussion.

Yeah I get what you are saying too. Even if the rest of philly as a whole was included as part of the comparison, I don’t think NE philly or philly would be culturally diverse as jersey city. To me, the link is relevant as a comparison tool because of the size and geography of NE Philly is significant in that it could be called a city in hypothetical terms, say if you annexed that section of philly and made it it’s own city.

But yeah if we are strictly speaking about the absolute use of the terms city vs sections of a city then I agree with the both of you.

It was mobbed when I was there as well but that was the first Saturday it was open. It will probably be calmer once the grocery store in the adjacent Target opens.

Remember the 'Great Schuylkill Wall'? I'm personally glad it got downsized...the original rendering was wide and tall and blocked the river off from CC.

I think this turned out great for what it is.

And with the previous rezoning by City Council from CMX-2 to CMX-3, they can build by-right. I'm disappointed that they ditched the curvy design proposed 3 years ago:

Whenever I see the new Aramark building at street level looking across the river like the above pics, it reminds me so much of Chicago. Honestly, if I didn't know it was Philly, I would guess Chicago.
