The first notable economic downturn. Packaged offices, no matter how branded or kitted out, have a very poor history of making it through a downturn unscathed. I'm very surprised to see Spaces go into a new-build. I know of a number of institutional landlords that won't touch groups like this, after being burned more than once.

Sounds like "Spaces" has a few thousand sq ft more than Deloitte.
Deloitte got signage and likely naming. They took the anchor position and top of tower.

Allied/Westbank would never give up naming and signage to a subleaser of offices like Spaces in a new build either.

Spaces is well funded and has a much better balance sheet than WeWork. No one is recession-proof but Regus/Spaces has a much better chance of surviving one as it stands today.

Regus is the exact group that some landlords won't work with, having been burned by them before.

Sure, I was just speaking to their balance sheet. If there is a downturn in the tech industry WeWork is very exposed, while Regus/Sapces is much more protected.

Can confirm this one is full, and there is a pretty cool tenant to be announced.

Some of this edge-case landscaping is a mess. Our building is replacing some with a nice low maintenance rock garden.

Don't buy the hype. It's Westbank's M.O. to greenwash the heck out of renderings for the sake of blinding the planning department. Or so I'm told from one previously connected with the group.

Case in point - the initial installation of the green wall in the Telus Garden alley
was a mere sliver of what was originally proposed.
Then a year later they added more sections to it.

Who says the plants have to be real? Artificial ones are still "green" at least in color.

I think they have to be living, and like any landscape plan approved by the city, needs to be maintained in perpetuity. No matter how difficult (ie think of that tree on English bay).

Yup, I was just kidding. There's going to be a lot of Chia pet towers in the future. My pics Oct.7; It's nice having an open space there now, at least when enjoying the view from the VPL's rooftop garden.
