Material change from a DC should necessitate another review.

I hope people speak up/out about this one.

A doctor can bury his mistakes but an architect can only advise his clients to plant vines.

- Frank Lloyd Wright

This project is going to need a lot of Vines if this is the final design..

What's the most appropriate venue to get the attention of those that can actually have an influence on direction and decision-making?

Should we be emailing WAM about this? City councillors?

Councillors are a good start.

Even Hinton has better looking commercial. City Planning should explain how this switcheroo was allowed. We can only hope the Community demands change. Councillor Henderson should ask for an explanation ... not that he has ANY political left.

Unfortunately there is no 'bait and switch' as I would argue that the proposed design conforms with the various regulations in the approved DC1 zoning. Remember, they rezoned this site using a DC1 that did not include any elevations. That being said this will have to go through EDC, so we'll see. In general I don't think the design is terrible, sure it needs some work but it's far from atrocious.

I think it might not be atrocious, but it's very underwhelming for that prominent location and doesn't push the standards for Whyte Ave development, the cities marquee commercial strip, forward.
Is incredibly disappointing to see the best walking street in Edmonton can only manage to attract derivative, average at best architecture.
I had such high hopes to see something unique and exciting.

Now when you go to South Park's website, it appears they changed back to the old design.

So during all your hysteria, did anyone actually stop to realize that the first building in the new renderings is extremely similar to one of buildings in the original renderings except for change of material on main level, loss of slanted roof, and addition of a floor... But carry on like junior high girls. THE SKY IS FALLING. Call EVERYONE. CALL THE PRIME MINISTER! Hell, maybe we should even get Antonio Guterres involved!!!!

???

extremely similar... except for the main floor. and the roof lines. and adding an additional floor. and changing the window and balcony spacing and detail treatment on the floors in between the main floor and the new one.

so it’s extremely similar except for everything you see.

but it is still a building, so i guess in that respect it is extremely similar.

If 118th is raised, I'm assuming the LRT would be an at-grade crossing? Not sure how busy 118th is at rush hour, but I'm hoping the City did their homework with this as to not cause any crazy congestion (a little is good).

There should definitely be some expansion room for the Expo Centre, as it is the largest convention centre in the City and should be supported into the future.

Expanding Borden Park is a great idea.
Some CoE/consultant responses from their Open House last week:

1. LRT level crossing would encourage development along the tracks vs. current tunnel.
2. Wayne Gretzky from 120 - 112 would be an "urban freeway" with commercial dev right up to the curb while still "supporting a high volume of traffic". Sounded and looked like a 109 Street approach. Definitely no interchange; specifically SB WGD is moved into the Tim Horton's parking lot eliminating that split.
3. One planner thinks there's too much distance between Stadium and Coliseum stations; a mid-point station is needed. Only one scenario (B) shows this option.

My impression is that other than 115 St. the team had little regard for vehicle through traffic, or extreme confidence that any changes (i.e. increased transit use) would mitigate any negative impacts.

4. The area directly east of Expo (currently the fairground/parking lots) would be under control of Expo (EDC). If Expo had a use for that area - my example was parking for large events - then Expo would have a veto over development of that space. In theory Expo could expand east in that scenario. In practice...well, the diagrams show how unimportant Expo parking is. (est. 1200 parking stalls left in B/C) Would the City support an EDC request to keep space in reserve for parking or theoretical expansion?

Your tax dollars at work....

From the size of windows and materials in the render I would say is not a terrible design either. But what is disappointing here is the scale of the residential building. It is far too wide, to stretch a block long down Whyte is not going to look good on a prominent street.

If they can break the residential portion into two structures and add one or two floors to each, I'd be fine with the new design.

look again...

the first rendering on their site is now the same one as shown in the journal's article - [URL="https://edmontonjournal.com/business/commercial-real-estate/council-oks-towers-up-to-18-storeys-high-for-southpark-on-whyte"] . i don't know what it showed when you looked.

the articulation and windows and balconies and colours are nothing like those shown in MichaelC's post 11715.
