This whole 'duplexes will fix affordability" is stupid. Why don't they just encourage the splitting of suburban sized lots in south Vancouver into smaller SFH lots? You'll just end up with wealthy people buying a duplex to live in one side and rent out the other.

Most of these people living in these lots want to have a typical American oversized McMansion with 1/3rd of their front yard covered in pavement, half-acreage backyards, and a garage that could fit two full-sized SUVs. I don't see them even wanting to have a SFH smaller than 1,200 sq ft, and they'll do anything they can to keep the status quo. That's my reasoning.

There’s huge faction that doesn’t want to density Vancouver or change most neighborhoods from houses to condos. Duplex’s are a compromise between doubling housing and keeping the house look. And it makes it look like the government is creating housing. Funnily you can’t duplex and have a laneway house (which another initiative is making much easier) causing there to be two competing initiatives.

Personally I think basement suites/laneway houses do a much better job that duplex’s as there is one owner in charge instead of two fighting ones and can’t imagine how many fights there willl be between both duplex’s owners but others may disagree.

Drove down Prior St. over the weekend and noticed that a big warehouse at Venables and Raynur has been demolished.

Formerly General Paint.

Anyone know what's planned?

Yes it's been gone since the late spring. I still haven't seen any other signs there for what's next. Really odd.. contamination issues with the paint history there?

Don't think the concrete pads had been excavated /removed though.

On my way to this event by Oppenheimer Park, I made a point of stopping by to take another look at the location that will host these homes. The first thing I noticed was that more people seemed to have made this park their home, as it appeared several new tents had popped up. The second thing I noticed is that there were less tents everywhere else. It seems that the people I saw last time, living in the grassy areas of the MacLean Park Housing complex, and even under the viaducts themselves, had just moved a street or two over. Obviously, I had no intention of invading these people’s privacy, so I didn’t take any photos to support my experience.

When I arrived at the event, I was struck by just how much these homes have been embraced by residents of Vancouver. It seems that as people have learned more about these homes, their fears and anger have faded away, as there were clearly more staff in attendance than members of the public. This feeling was validated when I learned that the new Margaret Mitchell building near the Olympic Village has received care packages from the surrounding neighbourhood, and enough small potted plants to place one in every home.

I hope (and I think it will) trigger zoning changes for the rest of Metro Vancouver, where SFH lots are much larger.

A typical lot in Vancouver is 120x33, so that means that a duplex unit would be just under 1400 sq feet. Not really enough square footage for a secondary suite. I see it as a move sideways, but a step in the right direction.

i suppose you could have a 462 sq ft basement suite, with the primary residence at 924 sq ft. That's a small 3 bedroom or decent sized 2 bedroom, while the secondary suite would be a "junior 1 bedroom". So for a Vancouver Special in South Van that typically has 2 suites, could turn into 4 residences. I would like to see FSR 1 or above though.

898 Main Street is interesting. That seems to be the only modular project that is literally on greenspace. It's not much of a park, but it's something.

FYI google earth updated Vancouver in 3d to circa fall 2017. Vancouver House, Telus Garden, Parc, One Pacific, The Exchange, Trump, MNP, and various nameless abominations around Yaletown south have been added.

Looks sharp. Can't tell how far it is from the station but the density looks ok for a few blocks away.
