They're about to. The alderman just sent out notice about the parking lane for section of Clark being taken out of service for the project. I don't know where they are in the permitting process, but Cedar Street does a lot of the construction in-house (through their Method subsidiary), at least I think they do, because they seem to rarely be working on more than one type of project at a time and their projects take FOREVER to complete - for example, their project at 676 N Lasalle didn't start until Bush Temple (the main part) was complete, and 676 even started before the Marlowe (immediately east on the same block, twice as tall, similar footprint) started, and the Marlowe is moving people in and the Cedar Street project right next to it is just now starting to pour sidewalks on the Huron side with no prediction yet on the Flats website as to availability except for the retail space (but with no given date).

They already have their permits for new construction. One was issued on 7/13/2018 ($7.5M est. cost) and another on 8/8/2018 ($12M est. cost). They've been cleared to start construction, technically, for 1.5 months now.

I don't know details, but it's being marketed as "ultra-luxury," with prices starting at about $1.3 million, and for the penthouse(s?) running over $1,300 per square foot for 4,000+ square foot residences. Isn't that Trump Tower pricing levels, without Trump Tower location? Might be a hard sell. I mean, I live just 2 blocks east of there and love the area, but I'm not sure I'd pay that much to stay in this part of the neighborhood, regardless of how much I like it. It's sandwiched in between the autosewer that is Orleans and the busy 'L' tracks and there will still be a surface parking lot on the south side of Huron across from it, meaning it will be perhaps too gritty of a location for ultra-luxury to really perform well despite the recent build-out a block away along Wells.

The intersection of Franklin and Superior is very cool looking, but then the intersections of Franklin and Chicago Ave, and Orleans and Chicago Ave are really brought down due to the proximity of the Cabrini rowhouses and the Family Guidance methadone clinic on the north side of Chicago Ave between Franklin and Orleans. Personally, I have nothing against methadone clinics, and don't mind a few corners being visually rough but I'm guessing people with millions to spend on ultra-luxury units don't always feel the same way. Even the Starbucks under the Chicago/Franklin Brown Line station used to be a fairly typical Starbucks, but in the past year or so it has really been hollowed out with the better furniture removed, total seating reduced, and it's basically left feeling really rought inside now because of problems they've constantly had with homeless people misusing and abusing the space. This despite having a steady stream of Groupon employees who could/should be a natural source of customers for that location. But nobody likes getting panhandled that much every day during their commute just to get a cup of coffee.

Not that we can complain about them being un-updated given that page one on this thread is missing a number of MAJOR proposals - One Chicago Square isn't there, Tribune isn't there, the new Spire site proposal isn't there, etc.

It's got to be a lot of work to catch everything and keep a list like that updated. I give curbed credit, as I do the many sleuths and photographers we have on here.

Sentinel did a fantastic job compiling page 1, updated it once or twice, and ditched it entirely. I miss the days when page 1 was updated monthly but now the mods only swoop in every few weeks to feed on runaway conversations.

With a full-time career, family responsibilities, speaking engagements and the fact that maintaining page 1 and moderating are volunteer tasks, it is difficult to find time to indulge people's needs for constant updating, especially considering we're fortunate to live during a time when there is SO MUCH high-rise development in Chicago. Yes, there have been numerous starts and stops in trying to update page 1 (especially in that I had hoped to modify the format for v8.0), but considering how fast new developments have been popping up just in the past 2-3 years alone, it's a fool's thought to think that this is an easy task.

Instead of 'Lurking', would you like to volunteer to update page 1?

Again, thanks for your phenomenal job of creating page 1. I know we all have lives and are all busy, but off topic posts are moved or deleted daily, which is also appreciated (even when my own are removed). Also, you responded in less than 3 hours so you (and Steely and Tom as well) obviously spend plenty of time here. I have a full time career as well with plenty of responsibilities but I still check in daily and snap photo updates when I am in town, or post a link to an article I don't remember seeing so my contributions here are more than just "lurking". I would absolutely volunteer to take the time to update page 1 once a month on a rainy day as a service to our community. Please let me know how

For now, I updated a good chunk of page 1, but it's still a tad janky, and definitely needs a few more hours of work, so stay tuned these next few days..

..and as I mentioned previously, I think v8 could be formatted differently, and since there are many contributors in the forum from all walks (photographers, spies, architects, engineers, contractors, developers, etc, etc), I also think it would be nice to collectively throw some ideas out there of how to improve the format of page 1/the Boom rundown (other mods. please chime in on this as well).

To get the ball rolling: I believe a large, editable spreadsheet format would be a little cleaner and more concise, with clickable images of each high-rise that would expand/enlarge as desired. This would remove the need for the detailed list (first part) that is essentially repeated when one scrolls for the enlarged images (second part); it would all be one large list that can (hopefully) reduce the constant scrolling.

I hope my comment didn't come across as anything too ungrateful - I tried to phrase it as a collective regret since I imagine that I (or anyone else) could have sent you a formatted list of additions plus data and links to photos for the list to make additions easier even if we didn't have mod edit rights. I, for one, absolutely know what it's like to try to do volunteer things on top of staying on top of regular life, too, and wasn't trying to cast aspersions at you or anyone else. And I appreciate your updates!

Thanks a million! All the big players are spoken for! I love your spreadsheet idea. Sounds like it could be a lot more organized. I'm visualizing a rendering and a link to the latest article under the heading for each project and possibly an additional link to a pool of construction photos taken by our photographers. Just an idea.

Apologies for singling you out sentinel. That wasn't fair. I guess I didn't realize just how time consuming this could all be. We are all in your debt. I agree with others who pointed out that we can all help out by sending you a list of suggestions (additions, subtractions to the list). I'll try to go that route in the future before opening my big mouth. Sorry again, for being ungrateful

Bonobo, I think once we get a bunch of ideas together, we can get a poll started (can we do that in this forum, or am I thinking SSC?), and go from there.

Also, someone recently created and posted in this thread a map with pinpoint for 'under construction', 'proposed' developments, etc. I think that would be good to have on pg. 1 as well.

One of our prolific 3D modelers has a fantastic 3D model of the City that they've been updating very frequently with new developments as they come, so perhaps, with their permission, we can show have a simplified version of that on pg. 1, with color highlights of the buildings in different stages of development.

Other ideas? And like I said for everyone, please look over pg. 1 and point out anything that needs to be modified.
